Liam excelled and exceeded in my expectations. First of all I found him to be trusted, reliable and he was great in his communication on an ongoing basis throughout the whole process. In the beginning he attended the site and gave advice free of charge. He has an eye for detail and aims to produce real solid quality as if it were to be his own home that he’s building. He listened carefully throughout the process and used common sense and his extensive experience to tailor to my wishes of design to get an affordable, practical and aesthetically pleasing result. He takes real pride in his own craftsmanship and works great as a team with his wife Hyaesil, whose colour choices were right on every occasion. He demands that any third parties produce the same high quality that he expects from his own work. He is a local craftsman at the top of his profession and I would use him again and would recommend him to all.

Can’t recommend Liam and the crew highly enough. Liam extended our 1930’s Queenslander with a rear deck and kitchen. From the start, he was sympathetic to the existing home, tying in old and new seamlessly. We had high expectations which were met (and often exceeded) at each and every stage. Their communication, attention to detail, workmanship are unparalleled. For quality, look no further.A+, would build again.

Wow, what an incredible experience and exceptional outcome. Liam, Hyaesil and their team recently completed the build of our dream home, and it is difficult to adequately describe how happy we are with our decision to go on the journey with them. Over the 2-and-a-half-year process, from the first meeting to completion, Liam and Hyaesil proved themselves to be authentic, highly talented people with an unwavering passion for delivering a product to be proud of.Working in the property industry and seeing hundreds of houses, we can confidently say Liam’s attention to detail and execution is next level. Achieving absolute perfection, or as near as possible, is his highest priority, to a fault. Not satisfied with “close enough”, Liam would happily devote his time to coming up with innovative solutions to new concepts, products and the inevitable issues that arose as part of a normal build process. Liam also happens to be, a particularly decent person. Unfailingly good-humoured, he made us feel like he had all the time in the world for us when he must have had a staggering number of moving pieces. With a skill and confidence that was a pleasure to witness, Liam personifies what it means to be a craftsman.An often-underrated component of the build process is the bringing together of countless elements to create and execute a cohesive vision. Hyaesil did this flawlessly. Hyaesil patiently spent the time getting to know us and our needs and working to discover our unique style. From picking tiles and taps to cushions and couches, Hyaesil was actively involved every step of the way and the result is a testament to her hard work and skill. Clearly very talented, Hyaesil has an eye for design that appears so effortless to her yet would be difficult to replicate.Having a comfortable, collaborative, and transparent relationship with Liam and Hyaesil was crucial for us in what is ultimately a quite intimate and, at times, stressful process. We always felt like we were on the same team and were able to work through any challenges together. All calls/messages/emails were returned almost immediately and there was never a time that we felt less than a priority for them.The design evolved over the life of the build, and Liam and Hyaesil welcomed, and even at times instigated, the many changes made along the way. They were constantly assessing what could be done better, to get the right balance of function and form. Nothing ever felt like too much trouble for them.In what was undoubtedly a very challenging time to build a house, Liam and Hyaesil managed the ever-changing availability of both products and contractors, persistently and transparently. We trusted implicitly that they were doing their very best to get us the best prices in as quick a time as possible, without sacrificing quality.In an excellent example of “like attracts like”, we were consistently impressed by the team around Liam and Hyaesil. From their apprentices Kye and Ethan to the countless contractors, it felt like everyone was committed to a high-quality outcome.Liam and Hyaesil exceeded our expectations in every way. Their genuine love and unequivocal mastery of their respective fields was the perfect combination to create what is unquestionably an outstanding home. Would we make the same decision again with Hyaesil and Liam – absolutely, without hesitation.

We are exceptionally happy and completely in awe with all of the works completed by Liam, Hyaesil and Ash of Liam Gilligan Builders. Liam and his team were with us throughout the whole process and no challenge was too big or job too small. His communication is excellent with progress and updates throughout the build and the final product is fantastic. Liam's attention to detail and meticulous work ethic, accompanied with Ash is indicative of a new generation of builder who demands excellence and delivers. Hyaesil has been very busy designing our dream beachfront home in Palm Cove, and I can't speak highly enough of her professionalism and attention to detail. Would highly recommend Hyaesil and Liam to build your dream home too!

We have just renovated our 1980's Cairns house with Liam and Hyaesil and cannot speak more highly of the job. Not only did they seamlessly transform our very dated kitchen to a modern masterpiece, they did so without us being in the state. The communication was beyond magnificent, giving us complete confidence in the process. Hyaesil has a fantastic eye for design, and great aesthetic, something we are very fussy about. Liam is proper old school :near enough is never good enough for him, it has to be perfect or do it again until it is. Their attention to detail meant we could rest easy, knowing that we would not come back to problems, and in fact we were blown away by the fabulous job they did. I cannot recommend them more highly. They are best in the business!!!
