I engaged ASBIR to complete a building and pest inspection in Redcliffe in May 2023.I attended the inspection and witnessed a fairly superficial inspection take place. The house was brand new, with construction completed two months earlier.The only point on the inspectors report was a cavity sliding door on the ensuite that did not lock correctly (couple of mm out of alignment). He said I should get onto the builder about fixing that, and that otherwise, everything about the house was great.I (not an inspector), noted:1. Failure of grouting along the entire southern edge of the rear patio (affected section approx. 3m long), and2. Significant swarf contamination to the Colorbond roof surfaces and flashings (easily visible when standing on the upstairs master bedroom patio - roofing had begun to rust stain - visible area from this vantage point is >40m2, entirely affected).After receiving the report from ASBIR I was disappointed to note these easy to spot defects had not been identified, and I then separately notified the selling builder of the defects myself.The selling builder kindly arranged the relevant subcontractors to attend and perform the required re-work without question.I have not previously raised these issues with ASBIR, as I was busy arranging settlement at the time, and the builder was excellent in arranging the required rectifications, so further engagement with ASBIR wouldn't have provided me any benefit at that point.

ASBIR were really professional and extremely helpful during my new house build. After final inspection of our new home before hand over, it was obvious I needed a third party opinion on a number of items the builder was telling me was fine. Shawn came through and inspected everything in detail told me in clear language what the builder needed to fix and what is within the appropriate building standards.
