I have used stata Conveyencing in the past on a few properties I have bought and sold in pakenham.In the past they were terrific to deal with.I have recently sold a property in safety beach, and the buyer has engaged them to complete her purchase of my property.As I had previously bought elsewhere, and had settled that property the day before my current one sold, refinancing took place along with a title change.This saw my daughters name removed from the title of the property I was selling, and my current husbands name added to the title.Since the section 32 had not been updated to reflect the change within the few hours between the settlement and the sale, the buyer Nicole signed the section 32 with mine and my daughters name on it at the agreed sale price.When a new section 32 was sent to her the next day this was also signed, but there was a typo error on the sale price.I noticed this yesterday and bought it to the attention of my estate agent and my current conveyancer.Long story short.The buyers instructions now with this company is to pay the price on the last section 32.This is $15,000 less than agreed.Although I won’t personally be out of pocket for this, it’s a low act from this company.Given the current pandemic in this state, I’ve seen some low life acts, but this takes the cake.Beware of this company.They are beyond deceitful.I would never recommend them.And given I buy and sell a lot of properties, word of mouth kills business, even in these tough times.Cindy Evans.

We were recommended Strata by our real estate agent. I found communication from Starts to be lacking. We were a first time seller and I don't believe we were provided the guidance and support that one would expect having enlisted a conveyancer to help. I found we were spoken to as if we were supposed to know the process of what is happening.

We used Di a number of years back when selling our first home and at the time didn’t realise how she conned, defrauded and took advantage of us. Now 10 years later and after buying and selling a few houses I can’t believe we accepted this . As it was sold to another family member we didn’t use a real estate and she handled both the sale and purchase (rookie mistake). Took her 8 months to get my $60k profit to me. Sent it in $2k, $3k and $5k amounts every few weeks with a myriad of excuses such as banks went down, she was sick, her kids were sick, public holidays, their bank won’t allow transfers over $5k, bank messed up transaction, she forgot to press send, mistakes in paperwork that needed rectifying …. List goes on. I wish I had taken this further at the time, I still have the emails so may do so. Do not use this company, they are unethical, dodgy and do not act in their customers best interests.

Have used Liz and the team at Strata 3 times for property purchases and everytime have had a smooth and stress free experience. Cannot recommend any other conveyancer high enough. You get what you pay for!

Strata Conveyancing was recommended to us by a mortgage broker, However, We do regret that we have used their services and we will never do again in the future. We dealt with Di most of the time and the entire experience has been nothing but stressful and disappointing.If you wanna hire a conveyancer that will never be on your side, then hire these guys and deal with their continuous mistakes, delays and rude attitude. Called them several times prior to settlement to enquire about the total $$$ amount needed to settle and they kept promising they will let us know ASAP just till 1 poor business day before settlement and they left absolutely no chance for us to get a bank cheque as it apparently takes 3 days to clear in the account, is that our bloody fault?. In the past, I have hired several conveyancers whenever I purchased properties and they all gave us a very early notice to prepare a bank cheque and it was all smooth experiences but this time it was a nightmare, Strata only wanted bank EFT transfer and no bank cheques and when we made the transfers, one of them didn't land in her account apparently because it was our fault? yes it is our fault that we hired you from the 1st place.There was a transaction of $47000 that took a week till it showed in her account and we did the best from our end to track the transaction and find out the reason for the delay.We visited our bank numerous times and we had written statements from the branch manager to confirm the transaction was made and transferred to the nominated conveyancer's bank account but the conveyancer would not believe and she would make you feel like a thief despite the unlimited evidences of transfer that we showed her.She was trying to forcefully convince us that our bank has the money and she has nothing to do with it all till our bank branch manager rang her up and provided her with confirmations of successful transfer.Di was even disrespectful as usual when she spoke with the branch manager and she just kept laughing without even giving a chance for the manager to say a word. please do yourself a favour and stay away from these morons.

I will never deal with these people again, the lack of communication is disgusting. We applied for the house deposit to be released to us 3 months ago and unbeknown to us they were waiting on further paperwork. Not once did they let us know this! Needless to say we still haven't received all our money from the sale. Never again strata, you have gone from a good small business to a company that is un caring and has lost touch! You have cost us a lot of money!

The girls at Strata are so lovely to deal with. They were really helpful, and helped step us through each process. Originally we were sent to deal with one girl in particular but it seems that all the girls are on the ball and every time we had a question or concern it was answered. Thank you Strata!

Strata Conveyancing Services was suggested by the agent we went with to sell our property. Had we done our research first we wouldn't have gone through them.At first it seemed fine & I thought maybe it was on off day in the office but through out the 3ish month period of selling our property, they were consistently terrible.Poor communication, I had to follow up on things constantly & weren't updated unless I called.I was spoken down to & when I was told the wrong thing by one of the ladies, the owner called to speak with me & made me feel like I was in the wrong about what happened.When I asked questions about something I was told, they would just repeat what they said rather than giving me clearer information.I think the ladies working there have been doing it too long & aren't happy anymore.Please ladies, if you are reading this.. Take it as constructive criticism, not oh that's stupid
