Stay well away is all I will say, I entrusted them with my investment property and it’s the biggest mistake I’ve ever made, communication just doesn’t exist with them, screening for a decent tenant definitely didn’t happen, and trying to get hold of anyone who works there that genuinely cares about their job doesn’t happen either, very stressful and costly mistake entrusting them with my property if it were at all possible to give them zero stars I would.

Hadn't rented in a while before these guys, but easily the worst I have ever dealt with. Hopeless with paperwork, hopeless with maintenance, hopeless at communicating. Very good at letting people into the rental without warning or permission. Very good at being rude and aggressive when questioned. Very good at accusing of unauthorised tenants when clearly no evidence and after being told there isn't.Never again that's for sure.

Rude. Was barely greeted at the door by the lady who ask for name and number. No one attempted to talk to us or tell us any information. Felt judged on our appearance and age. Was very disappointed it was very unprofessional. We went to 3 open houses that weekend and 2 of them were kind and friendly talked to us, told us about the house, offered help the others were with other companies. John Gribbin experience was not good. Made us not happy with the house

I would never ever recommend this company to rent through. Firstly, we have had various issues with the property manager/s communicating effectively with the lesser. Where, we applied to have an additional tenant added to the lease as an approved occupant as one of the original tenants was required to move for work. Therefore, leaving a singular person in a 3 bedroom house. The real estate declined the addition of a tenant due to their cat and we then inquired without the cat. This was denied, again. Since this inquiry we have had nothing but issues. We reached out to the RTA to advise us of our rights in this situation to be told that as per the 2008 act, sections 238.3 and 238.4, the lesser was required to give us a reasonable reason for denying the application. We called John Gribbin seeking this reason and had 3 different people tell us that we were wrong and that no reason was required. How is it that 3 people, including the manager, are not aware of the legislation? We filed a form 16 and the RTA reached out and concluded there was in fact, no reason for the denied application. Upon this, the real estate requested an inspection to be complete, rather than looking into approving the additional tenant. This was incredibly frustrating as the request was submitted 6/01 and was not approved until the 18/03. Having a 3 and a half month turn around between the request and approval of the application is a huge concern. During this time we also requested some maintenance within the bathroom. This was approved quickly, yet the application was still awaiting approval after being in contact with the RTA. It took for us to email a follow up for the approval.Additionally, just today I had someone come to look at the property as apparently it is being sold. Within the first 3 minutes of being here, I was told that my dogs were savages, I was condescendingly asked why both of my bins had not been put out, when it was incredibly clear (as per the entire rest of the street) that the recycle bin was not emptied today, and asked why I don’t have a job (obviously because I was home during this time). I cannot comprehend how this sort of behaviour is acceptable when coming into someone’s home. I am disgusted in the way this agency and their employees conduct themselves and I would be glad to never rent from them again.Furthermore, we have had numerous instances where maintenance was required. Our smoke alarms were broken and consistently going off at random times and this was never amended until the RTA was involved. Our ceiling paint has been peeling and we have told every agent who enters the home. According to the lady today, a quote was received for repaint in June last year and this was never actioned. Not only do they belittle and speak down to their tenants, they’re not proactive about fixing maintenance issues.The only positive feedback I can provide to this company is that their staff member, Cheryl, was very polite. She emailed us to organise the replacement of smoke alarms and she was very pleasant to correspond with.

I've heard many horror stories about deceitful, unethical & unreliable realtors in the past, but one I have just heard from a friend really takes the cake... To all landlords, think twice before going through this realty. Also, their tenant screening process needs to be thoroughly reviewed.

I would give no stars if at all possible. I would never recommend this agency. Run a mile. After asking agent if negotiable as ad said, informed me not much as intetest just on market. Told should give my Final offer! After speaking with the wonderful agent dealt with on Bribie Island I did. 5 hours later got call saying buyer wanted more money. As my final offer was several thousand above what I thought actually worth I said no! To me Final is that Final. Upon advice agent home, I upped offer slightly. Took days accept. In fact I thought not going be, looking again. Accepted offer (I guess they found none better). Upon building pest found things needing looking at. Sorted. Day moved in before removalists arrived found 1 hotplate knob immovable. Now before say oh how would he know that, let me continue. Other things wrong including garage remotes held together with sticky tape. He obviously did not suggest they should replace! After sorting things wrong and sorting house my daughter gave me a dish needed complete cooking! Never had gas before so unsure how oven worked. Would not start at all. The agent showed me how start hotplate but not oven. After taking photos daughter could not help. Returned dish to her to cook for me. Called gas man. He was very thorough. Told me igniter buggered" thermostat broken

Had the absolute worst experience with this realestate. The staff are rude and often misinformed about laws surrounding renting. Every single interaction I have had with staff have been negative and I always leave feeling worse. Nothing is ever easy with them. Would not recommend any renter to go through them ever. They do not care about renters or appropriate communication either apparently.

I had a tenant who didn't pay rent for 3 months, therefore was putting an insurance claim through and requested documentation from John Gribbin Realty to provide to my insurance company. Was contact by the real estate agency who advised they could speak to my insurance company on my behalf. Once the claim came through, I was charged $350 from John Gribbin Realty to complete the claim. I was never once advised that I would be charged and if I had know I would have processed the claim myself. Would not recommend this agency to anyone looking to rent out their investment property. A dodgy way for them to make money, when I'm already thousands of dollars out of pocket.In response to the owner’s comments: You may have put in a lot of work with my insurance company to recover the money owed to me, but that is not the issue. If you cared about customer service you would have offered me this assistance & advised me of the cost involved when you initially suggested you could help me. If I had known upfront, I would have saved myself the $350 & liaised with the insurance company directly. Instead I was advised today that this policy is written into a document I signed 2 years ago & I was expected to remember there was a cost associated with this service. After someone who has just lost thousands of dollars in unpaid rent, cleaning & legal fees as well as repairs this was a kick in the guts to have to fork out even more money. I have also been a client of yours for over a decade, but I guess this doesn’t count for much, just more money you can make out of me.
