Richard Hu (Senior Portfolio Manager) is an excellent real estate property manager at McGrath. He has very effective and efficient management skills, on top of all property related issues, under control, takes charge and initiative and manages the contractors, and is regularly in contact with the Landlords. I personally recommend Richard to any property owner.

As an owner of 2 investment properties, I would never use McGrath Epping (Carlingford Road) to manage my properties.Despite being fast to respond to emails, and get work orders completed for broken things around the apartment, their lease and contract management is ridiculously poor.To start, they issued me a lease contract with a LOWER rental amount than agreed. I could have easily signed this and held them to it, but I pointed it out and signed the corrected one instead (the owners don't deserve to be punished for Property Manager mistakes).I've been charged for water for 5 out of the 11 months I've lived here, despite my contract saying I don't need to pay for water (another apparent mistake on the contract that they made, but I had checked with them before signing and they confirmed it was correct). Constant back and forth getting this refunded each time.They've issued me a rental increase DURING my term with my contract stating no rental increase permitted during the term. After agreeing with me that it was incorrectly issued and I'm not due for a rental increase, they then debited the increased amount. If I took them to tribunal for breach of the Tenancy Act, it would be at the cost of the owner.When I moved into the property there was smells of animal urine and cat fur EVERYWHERE, including all over the curtains and edge of the carpets. These property managers are NOT looking after your property for you, I can guarantee that. They weren't even sure if the carpet had been cleaned.Last but not least, it seems they have lost their copy of a new strata issued key. I gave it to their office 6 months ago, and now they're asking me for it again.If after reading all this, you still think they're trustworthy for your property, good luck to you.

Really exceeded, delivered to our needs and completed our aim! Wayne and Team have really showcased their expertise and knowledge and it was quite clear with this sale.This is the second sale that the team has completed for us in a span of 4 weeks. They made themselves available and provided key updates. They maintained positive actions and comfort even though it was becoming challenging to sell due to tenancy issues.
