my wife and i have been going through design and quoting for close to 2 years. We could not find a builder we could trust including some small operators and were getting astronomical quotes and ridiculous prime costs. a friend recommended we see Samuel James as he just finished his second house with them and we have been so happy since. The process is 100% transparent, there are no hidden costs and for us we are building at a cost of 15% less than other builders quotes and with far better inclusions such as insulation grade and including appliances which other the builders did not have. Only a few warranty issues such as a sticky door lock which was replaced and a scratch on the wall from a mirror being installed.Our home is perfect.Built to a very high standard.We are extremely happy and have recommended friends to them. Don’t build until you see them.

As first time builders we didn’t really know much about the process and to tell you the truth it was quite scary. However the directors and staff at Samuel James Homes changed this and it turned out to be one of the best experiences of my life.Samuel James Homes have an amazing team of people who genuinely wanted to make our home the best for my family. After 30 years in the business the directors still show a lot of passion and excitement throughout the process.Mark Raphael was our first contact as the sales rep and he worked very hard to meet our requirements from the beginning to the end even though it wasn’t his job to. What I loved about Mark was that he didn't push me into buying anything. He did not judge us like some of the other builders that we saw prior. He gave us a lot advice on how much things would cost and if we would go over budget. I could call or text him anytime of the day and he would get back to me as soon as he could. To this day he still calls to check on how we are going and if there was anything that needs fixing.Whenever I walked into the office it felt like I was surrounded by friends. All the administration team were always happy to see us and always answered politely my million calls. We had an amazing site supervisor Aaron who always kept me up to date. Any problems that occurred were fixed immediately.During the build process nothing was to hard for the SJH team. The directors all pitched in on what they thought would look good and took it on as if they were building their home.Samuel James Homes is a high end boutique builder. None of their houses are the same as everyone has different tastes and different budgets. You can see it in all the previous homes they have built. The directors were straight up from the beginning, very honest and transparent with pricing.If you are considering of building a high end home in Adelaide I would suggest you give Samuel James Homes and try. My Family and friends are still in awe of what we built with SJH. We still get people drive by and take pictures of our home for ideas even after moving in 1.5 years ago. If you are serious about building your dream home I promise this company can make it a reality. I am an Engineer and familiar with build cost models, risk reserve, contingency and construction design in general. I know when I am dealing with someone who knows their trade and these guys did not skip a beat.Building this amazing home (now complete) was a team effort and I always felt part of that team. My calls and e-mails were always actioned with priority. The build was complex and took 18 months from breaking ground which is fair given the end product, any challenge was met with considered thought and overcome collectively. Build completion was two years from council approval so be patient the end result is worth it.I was given two build prices pre-contract the lower was to a high spec and other to a premium / luxury spec. Through the build I drove variations with no pressure and of my own accord to a luxury spec and am confident this home is of such a high standard it would not be out of place in the Hamptons, Greek islands or French Riviera!The reality is not many builders in Adelaide could have achieved this outcome. I originally put my design out for quotation with three builders and I can assure you Samuel James were competitive at this level. The directors made regular visits to the home during construction and I always felt comfortable engaging with them. I challenge you to find more than a handful of builders where you will even meet the Directors. Life is challenging, builds are stressful, these guys will help you through it, good luck!

You cannot get better service or quality to build your home.

After living in a heritage listed home for close to 25 years, we decided it was time to have a change to a bespoke new home.We spoke to Mark at the Samuel James Home’s show home after visiting many others and we were extremely impressed with their quality and attention to detail.From our first meeting we were extremely comfortable and happy with tier professionalism and accommodating approach to our requirements, we knew what we wanted, they needed to make it happen.Our block was in quite a high-density busy area and we were concerned about the impact of building on the neighbours, no issues there.We found the entire team at SJH to be incredibly helpful and at no stage was anything too much trouble.We can say after 12 months of living in our new home there is not one thing we would change about the whole process, from design to council approval to the fabulous tradesmen who all went above and beyond.Our dealings with Samuel James Homes can only be described as an incredibly happy and enjoyable experience and we highly recommend them.

We almost used this builder, the sales guy (Mark, and Designer Matt) would tell you everything you wanted to hear, in the end we found him to be full of bulldust. We meet one of the directors, he would not look us in the eyes!You are spending an awful lot of money when you build a high end home, make sure you are an aware buyer, these guys are like used car dealers in better suits. Make sure you understand what you are building. Lots of quality builders and designers in Adelaide. If use a designer builder like these guys you are bound to their pricing model which is high, they will tell you we are on thin margins"

We were not sure what to do, whether to buy an existing home or take the so called plunge and demo and rebuild. Many of our friends advised us to avoid building and buy something established. Their feedback was it is way too stressful and time consuming. Well I’ll be having a word to them because we have thoroughly enjoyed the whole process. Not only has it been exciting for us to plan from scratch and build something tailored to our specifications, but we got to meet the wonderful people at Samuel James Homes. Every step of the way was streamlined with proper processes and plans in place and it is a credit to all of them on how they represent SJH. The implementation of these processes made our jobs so much easier when we’re trying to manage our own day to day jobs. I could not recommend a more decorated and thorough builder than Samuel James Homes.

I've lost all trust with them; promises were made and disappeared, typical salespeople! They try and hook you in to sign a contract for a design that will never be approved by Council (really bad sales tactics), then try and recover costs from you due to there incompetent sales tactics. Then they say, oh... we are testing the limits of design
