Proactive Property Advocates

A friend suggested a buyers advocate when we were hunting for our first home and completely disheartened by the process. We had been looking for months and put in offers on properties which failed and it was more than our emotions could tolerate. We loathed the games the real estate agents play and not knowing if we were offering too low or too high…where the market was going and the implications of the recent election result….our brains were exploding and we felt like we were never going to find a home. Our kids were fed up with open for inspections (the initial novelty had worn off!), we felt like there was nothing left on the market for us in our area and when there was something we didn’t know how much to offer or how to not seem like we were as clueless as we were! It had become a source of real tension in our house when we had looked forward to this time for so long. We had the money finally, why wouldn’t anyone take it?! And how could we decode all the games they played with us? We decided we needed someone who could at least translate for us and was on our side but had knowledge of the processes to match those working against us.When we initially looked for an advocate we found yet more layers to the process-how would we know if they were in the back pocket of the agents? How would we be sure they wouldn’t have a conflict of interest?So we asked our mortgage broker and he suggested Rob. I had wanted someone who was from our area but we trusted our broker so thought we might as well meet with him. My husband was extremely reluctant to say the least. He went into the meeting with very little motivation to hand over a heap of money to someone to ostensibly do something we could do ourselves, worried about adding another layer to communications and he was pretty blunt with Rob as a result. But Rob wasn’t discouraged, understanding that feeling and reassured us without smooth talking like others in the market have. We got a positive vibe and I was pretty keen to try something new-so we signed with him. It was an odd feeling to step back from the process that had occupied our minds for so long but we were also very relieved that we didn’t need to speak to another real estate agent for a long time!Literally a week after we met Rob we signed the contract for a house we absolutely loved. He communicated all the way through the process, and we got a house that would otherwise have been unattainable, saving us somewhere in the range of $30-50K with his negotiation skills.The financial outlay was more than worth it, the emotional savings were considerable and I am certain we’d either still be looking for a house now or have had to compromise significantly on size, location or quality after being priced out of the market (thanks to a little post election surge) had we not gone with him.We would highly recommend Rob’s services and haven’t had a moment of regret. My husband is a total convert and we will tell anyone who will listen what a fantastic idea buyers advocates are.
