From purchaser’s perspective, my husband and I were disappointed with the communication, knowledge and professionalism. We view the property during open home and that was the once and only inspection and we went ahead with the purchase.We were easy on the price when Erin MacDougall rang us on Friday 14 Apr, 23 night for increasing our offer. When she repeatedly mentioning that we will love the home and if we could pay for the amount vendor asked for, it will be ours. We went ahead. First, we like the house & second, we trusted her.We were given three business days to pay 10% deposit. Therefore on Friday night since our last phone call, we immediately actioned to look for builder to quote and arrange for building inspection, liaise with conveyancer to read the section 32 and finance to arrange. We have three children all under 11 years old and during the search for a home, we were staying in caravan park and we both have professional jobs and there are days we have to work 3 hours away from Melbourne. Repeatedly informing Erin but she didn’t seem to understand the time we squeezed into home purchasing process. As customers, we have the right to choose the builder we feel comfortable booking to do the job. Erin made number of calls telling us if we haven’t paid the deposit there is likelihood the house will be sold to someone. We felt being pressured. She gave us her builder’s contact and we also got two other builder’s contacts that were recommended by friends. While waiting for the builders getting back to us and arranging a time that would suit the vendor and the builder, this requires back and forth communication that involved builder,me, Erin the sales agent and the vendor. Erin was impatient. Before we have received the builder’s report Erin rang again to remind us that she will have to go ahead with the next scheduled open home and if anyone placed an offer then she has to sell to someone else. I wonder if she has the knowledge to understand time-frame and the involvement of arrangements that we were already actioned and there are areas that truly was beyond our grip? How could we risk by placing 10% offer before actually reading through the builder’s report and section 32? Also the council plan was outdated and we’re waiting for the updates. As soon as we received the builder’s report, we rang Erin to talked about some findings from the report. We were concerned about the dampness on the ground and she told us it was nothing to worry about it was due to recent weeks of heavy rainfalls. As purchaser, our best interest is, what is the vendor going to do? We need professional advice to remedial the issue and so that we can evaluate for the price we pay, how & what is the maintenance costs and the potential damage if this were the alert from the builder’s report. We think Erin just wanted to push forward to have us quickly sign and deposit the monies. In the end we sorted out what we needed to do and Erin did not communicated back if the vendor going to do anything? Anyway, we decided to go ahead with the deposit through self-sought information and assurance from builder and conveyancer, we timely paid the deposit on 19 Apr, 2023. Erin made no appearance after the smooth monies gone through. We even asked her if we could do a pre settlement inspection soon after we have paid the deposit. Back and forth through phone calls, we told her that Mon-Tue won’t work for us as we work in another town,3 hours away from Melbourne.She came back twice suggesting Mon & Tue.We just think Erin is not listening. In the end, the inspection was a day before the settlement. Due to our busy schedule we asked if she could communicate with the vendor if we could shift some items in prior the actual settlement date, she said the vendor refused. In the end, we found out that the vendor has never been informed about our need and our situation. Vendor felt sorry for us and said he would have agreed.
