The agency is extremely picky during inspection and if they don't find anything they will create one or say for example, you have to mowe lawn regularly, not just before inspection as if we haven't done it regularly. At the time of vacating they are extremely hard on your bond and things like venition blind clip on fault due to aging will charge you. No chance for you to revisit and fix. We never felt homely at all in our stay for 13 months and though we were willing to renew for another 11 months despite they increased rent by 12.5%, they served evacuation notice. Now you decide !!!P.S: I am editing as I can not reply to her response. She says I am not truthful. She didn't allow me to enter and fix because of OSH. Carpet cleaner allowed after checking insurance. I accepted to renew till the end of year from the expiry of agreement which is 11 months. Slater fixing is owners responsibility too. People will judge the dishonesty.

I am sharing my review after 11 weeks of no communication and after vacating a premises that I rented for 18mths with this company. I would like to mention that in that 18mths I did not miss one payment and I kept this house in good condition at all times. I am frustrated at the lack of communication and return of my bond. I returned the home in a clean and more that comparable standard as to when I moved in as I remember by the owner of the real estates own words “whoops our cleaner mustn’t had clean the range-hood” but make sure that’s clean on you way out. I know she willMention a flyscreen that was missing which I did not get replaced which I did agree to be taken from my bond and an argument over a mailbox key which was misplaced. Her staff are rude and accused me of keeping it for what reason I do not know. And when I did get the garage pressure wash which I have proof of I was told he damaged the floor and this will be also coming out of my bond. You know this kind of agent is why families hate being in rentals and can never get anywhere with these people. I am so frustrated that even after 11weeks of being out of this property they are treating me like I had trashed the place and stopped paying my rent. Absolutely ridiculous and yet when I mentioned going to REIWA this was the email response snide remark making this my problem. So disappointed but really what amI to expect.

If you are looking for the right Property Manager’s this is the company to use.They are very professional, and organised and they look after your rental as if it’s their own home.I have been using them for over 3 years, and they have always kept me informed regarding property inspections or maintenance.Rosemary & Karlee will go that extra mile to help out in anyway, and they have a very professional standard that any landlord, or tenant would like to work with.

I've been a tenant in a property managed by Rosemary and her team for three years. Its rare that I feel strongly or have a good experience with property managers. Always fantastic to deal with reasoned responses in advising on how to deal with matters in maintaining the garden and property without being nagging or intrusive. Would highly recommend if you are looking to deal with decent reasonable friendly people.

If I could give 0 stars I would. I have never had to deal with such unprofessional, incompetent people who are supposed to be running a business. They refuse to acknowledge complaints or feedback. Thankfully our property was taken over by a different agent instead, even so this property manager did not hand over relevant things nor action them such as the circumstances of our request for extension of lease and my name change. They sent emails asking for an immediate response but then would not respond to us in a timely fashion. When I called to speak to someone about a breach they were putting on my account I spoke to the manager John who was rude and would not listen to my concerns. They drove by my house and tried to issue me with a breach based on that despite us not agreeing to an inspection nor them providing notice for one. This is a breach to the lease private enjoyment of property. They said we were neglecting the gardens however the council manage the verges regularly and we also manage our gardens regularly too. We have been living in this house and looking after it for more than 3 years and then the property manager changed to this company for only about a year. In that year we had a terrible experience with them. I know there is a rental crisis but my advice to tenants is to avoid at all costs. They seem to pride themselves on treating tenants poorly to keep landlords happy. If you are a landlord who likes this then shame on you, check in with your tenants who are being harassed. When we changed property agents we got an email from the new property agent and not realty force, my husband rang realty force to check so that we weren't getting scammed by the new agent asking us to pay them rent and realty force just said oh we would have told you" and insisted they had told us then just said oh well! Their emails consistently contain typos etc. Poor professionalism and communication in all areas. I know they will reply in a patronising way as that is their communication style but I just hope this review protects some tenants."
