Spot on with cosmetic things, such as saying then house needs 35k to re paint which I myself can see, but missed structural items which are the most important and the reason why people get reports !!

Buildspect conducted a Completion Stage report for us, prior to us going to settlement on a new house. Although we thought we had done a reasonable job during our personal walkthrough, the Buildspect inspection was thorough and detailed.Buildspect found over 50 items that were non-compliant to the building code, and cited the building code reference and photographed all issues.Compared to the cost of fixing the issues ourselves, and the protracted arguments that could have arisen with the builder, the cost of the report was worth every cent.At every step of the way, Buildspect were very clear about their reports costs, communicated well, and were timely in producing their report.I have no hesitation in recommending them and will definitely use them again.

Buildspect were originally recommended to us to run a Building Inspection prior to buying our first home.After visiting the home, the Buildspect team advised that they didn't inspect the roof, they couldn't gain access to the subfloor and they were not able to inspect the rear of the property as there was a dangerous dog on the premises.Given that I had specifically asked questions about termites and also insulation in the roof, I was quite disappointed in their lack of access. After speaking with the real estate agent who had accompanied the inspectors around the property, he advised that the inspectors had been reluctant to gain access citing;- the dog was savage (even though it was offered that the dog could be locked up)- the manhole to the roof was too narrow (I have since had full size bags of insulation through this manhole)- there was no access to the subfloor (even though the real estate agent pointed out the access, and offered to unscrew the bolt that was securing it)When I raised this with the owner of the business, Mr John Coglan, he was quite unsympathetic and at a point during the conversation asked whether I had a hidden agenda.Ultimately, Buildspect came out and completed the inspection, but I would never use this company for any reason in future.

In a difficult situation where we needed expert assessment for the renter in a dispute with the agent Buildspect produced an expert timely report that allowed us to begin a more rational discussion with the landlord. We are grateful.
