Over a year after settlement we are still waiting for many of our defects to be rectified. Many were identified during pre settlement and Pace still handed over a poorly finished product. Just not good enough. To date It’s been a very poor customer experience .

We haven't got few defects fixed yet.We sent them a following up email a couple times, but they seem not to respond to us...They have fixed one of the defects; our bathroom door (it was swinging wrong way) but they did a really bad job and now the door never close properly.The builder has done pretty poor job throughout our apartment.People from Pace whom I talked to were nice but the builder was dodgy.

I bought an off-the-plan apartment developed by Pace. I strongly suggest those considering buying OTP, whether or not from Pace, to read this review. I’ve come across several issues with my purchase:1 Settlement DateThe apartment was expected for completion in Q4 18. As I had to make travel and fund arrangements, I asked Pace and my conveyancer several times for settlement date from Aug 18 to Jan 19 but they never gave me any dates. In Jan 19, my conveyancer suddenly told me that settlement takes place in 21 days, as written in contract. I requested for an extension but was refused.2 Default CostOne day after the specified settlement date, I was immediately charged 14.5% pa default interest daily and legal costs as written in the special conditions prepared by vendor’s conveyancer as opposed to the 2% pa rate crossed out from general conditions.3 Wrong LayoutMy inspector inspected the apartment on my behalf before I arrived OZ and I requested Pace for a reinspection to be done by myself after I arrive but was not responded. Therefore, I did not find out about the wrong door location before settlement. I realized that the general condition that allows buyers to inspect the property during the 7 days preceding and including settlement day was cancelled. After settling, I noticed that the door was built in the wrong location, right in the living room wall for sofa placement. I submitted the issue on WeWumbo app and Pace contacted me. They estimated works to take about 8-10 days but it took them 5 weeks instead from the day I submitted the issue to rectify.4 CompensationMy conveyancer wrote to the vendor’s conveyancer for compensation but it was not responded so I applied a VCAT claim against Pace. Pace did not respond even after I sent them my application via registered post. It was only 10 weeks later, after VCAT issued a hearing date, Pace finally replied.5 Neither Vendor nor BuilderMy VCAT application was against Pace Development Group Pty Ltd. Pace asked me few questions such as how was the layout wrong, who carried out the works and when did those works occur. I was surprised when they mentioned that Pace Development Group Pty Ltd was neither the Vendor nor the Builder. While I did sign the contract with a different vendor, its director is the same as Pace’s. My decision to buy the apartment is heavily based on Pace’s public representation that they are the “builder and developer”, which “means buyers work with just one company” and “have a peace of mind knowing that (Pace) take(s) full ownership of the final product” “from start to finish and 10 years beyond settlement”. Pace stated that if they are required to attend the hearing without being provided with the basis of the case, they intend to make an application to the VCAT for a costs order against me. Pace did not contact me after I replied with clarifications and I decided to withdraw the VCAT application anyway.Not only did I end up with 0 compensation, I suffered further losses on legal costs, in addition to the few months of my time, money and effort spent in dealing with the issues. It is truly distressing for me to go through all that and I am deeply disheartened to find my confidence in Pace crumble into disappointment.As an OTP buyer, I urge potential OTP buyers to insist with the sales agent or engaged conveyancer to show special conditions and general conditions pages, as they may be effective regardless if anyone signed. 21 days is doable but may not be enough, especially for those applying for loans or living overseas. Look out for all special conditions and cancelled general conditions, as they are usually prepared from vendor’s side. The sales agent was friendly and responsive since I first approached him, but stopped responding me right after my 10% bank guarantee was set up. Always negotiate for better terms before signing while negotiation is still possible.
