G.J. Gardner Homes - Adelaide North East

GJ Gardner north east finished our house just before Christmas last year and we have only positive things to say about the whole process. The owner Daniel is absolutely amazing and being a former builder himself, he knows his stuff. He was incredibly flexible, allowing us to make several changes throughout both the contract/quoting process and even once building had commenced. His communication was excellent, always answered our calls, responded to emails promptly and kept us updated throughout the whole process. His prices are more than fair - he always gave us a figure of exactly how much something would cost if we requested it, and when enquiring elsewhere, no one could match his price. He promised us that we would be in by Christmas, and even with a few setbacks out of his control, managed to meet the deadline. He even got up and did our feature slats himself during a 45degree heatwave when all trades refused to work in the heat, he really does go above and beyond. Daniel and his team take pride in their work and the evidence of that is our beautiful home that we are absolutely in love with. After hearing horror building stories from our friends/family we are thankful everyday that we chose GJs, so thank you!

Daniel, Steph and Emily have been amazing so far. We haven't yet started construction but they have helped us tremendously (being afirst-time house owners and first-time building). They answer all our questions and have helped make decisions along the way with their expertise. We have pretty much customised the whole build; our block size has meant we chose a standard floor plan off their website and changed approx 70% of it. They are very welcoming to changes and have proven to be committed to helping us get our dream home the way we want it. Thank you so much!

So I inherited a house, old and has issues.My bank advised that certain other builders would not be supported for a loan. GJGARDINER however was one of 3 that were.Amongst the issues with other builders was footing allowances that blew out by extreme amounts AFTER signing the contract. Also a difficult shape of land.We went to GJGARDINER Holden Hill, sat down and explained our concerns.1. Steph immediately advised us to get soil testing done.2. Immediately after results came in (faster than expected) designs were shown that fit our budget with preferred design shape that could be best reworked for least cost.3. After my wife decided that she wanted greater living room m2 it was found in a cost effective manner.4. aircon specifically chosen? Done!5. Council giving me grief? Daniel stepped in and resolved it.6. I have an issue finding a solution to something that was not part of the building contract, however the issue stops me progressing to next stage. Daniel gave up his Sunday and fixed it.7. A commercial builder I work with looks over the contract, points out questions I SHOULD have asked before signing. Gave me a series of follow up questions for better clarification.Within an hour I had written confirmation of the answers. With further clarification provided by the relevant suppliers. My commercial builder mate was completely impressed.8. I have safety concerns about burglars breaking into the house through normal size windows, smaller size windows were worked out, despite being a non standard idea.9. I have significant delays caused by everyone else who could possibly cause me issues.Daniel has kept me up to date with impacts and outcomes.Would I build in Salisbury city again? NO!Would I sign with GJGARDINER Holden Hill again? After a year later, YES.Second Edit: Daniel still answering my calls,A year later, some thoughts;1. If going to have no carpet, all hard floors, buy a hard floor cleaner, a broom and mop just doesn’t cut it.2. Go the ceiling fans. We didn’t and a year of middle temperatures are annoying as we have to open windows then close for rain/stinking hot weather rapid changes.3. Get built in cupboards in your WIR. We thought we would save money buying from ikea as needed, yeah NO.4. Have Daniel include a workshop in your garage, so worth the money.5. Get the water filter to the kitchen mains. Life changing.6. Definitely lighter colour doors/garage doors. We are so happy with ours.7. Ask about insulation on your garage doors.8. Heat pump HWS, just do it! It took 6 people 3 days to overwhelm ours and run out of hot water- solved by adding 2 hours daily to heating times, then switched back when they left.9. After a year and full cycle of seasons, mid winter outside, walking around in shorts and T-shirt inside, extreme wind/rain/heat/cold? Meh, only change would be to include garage door insulation.10. Ceramic cooktop. Just do it. My worst disaster of a dinner - 2 minutes of cleaning.Build complete.Handover was 24 December 2021.A couple of outstanding issues awaiting completion (completed within a couple months, pandemic supply issues, if it isn’t in the country it isn’t possible to install) due to suppliers delays.We had to spend $3000 on blinds due to unforeseen issues with privacy. Back glass sliding door was more revealing than expected, 2 bedroom windows exposed to eavesdropping from 2 story house nearby (impossible to pick up from the plan).Laundry would have been better without the glass sliding door and with bricks and timber door (facing afternoon sun is only hot room, interior door closed hides the issue)Everything else has so far been excellent.Other than laundry, house is comfortable with minimal aircon.Every suggestion Daniel made has been a valuable addition.Awaiting winter but as for summer? I had a week off during the 40 degree weather, didn’t leave the house for 6 days and nearly had a heart attack on day 6 when walked outside.2 months after paying in full and Daniel still answering phone when I call about delayed finishing touches.

Cannot recommend them enough. The staff are wonderful at all levels and tremendously helpful when it comes to any queries for a bit of a beginner like we were.We didn't feel pressured at any point and felt very well treated even during Covid where difficulties preventing standard methods of working were occuring.

WARNING DO NOT TRUSTGJ Gardner North East AdelaideWe are first home buyers and everything you hate and fear about bad builders you can expect to get from Daniel Williams and the teamWe wish we had listened to the warnings but in the beginning everything seemed ok until we signed the contract and then the lies and tricks startedPrices continuously changing from quotes they gave usAfter you sign the contract extra costs being added every week every time they do something.You ask Daniel the owner a question in relation to your build he says he doesn't know and laughs like its a joke then never gets back to you with the answer.They lie and make excuses about extra costs that are needed.Over heard staff saying We can just find something extra to charge him for later" Then laughing.So careless and unprofessionalWe saw and heard great reviews about GJ GardnerFor us its been A NIGHTMARE THAT NEVER ENDSYOU HAVE BEEN WARNED"

The team at GJ Adelaide North East have been amazing. I have experienced nothing but support and professionalism from the moment I engaged their services. Emily, Stephanie and Daniel are all very knowledgeable, experienced and go above and beyond to ensure my experience is one of a kind. Their express builder's range is high quality and include a variety of choices which was comforting to know quality was of the upmost importance! The team have made me feel confident in all my decisions in such a big investment and have been responsive and supportive to all my questions and concerns. I would highly recommend the team at GJ Adelaide North East!!! my expectations have been far exceeded!

GJ North East, notably Daniel are difficult to work alongside. They have extorted our company into paying for works they did not complete correctly the first time pinning it on an external contractor. Excellent business practise. As the reviews show, experiences may vary but it’s probably the best advice to line up your ducks before pulling the trigger with this mob. I hope they improve in the future

Problems from start to finish.GJ Gardner North East Rd are destroying the GJ Gardner name and reputation.Have had major problems with our house after hand over.Bad workmanship cant trust this builder
