Continue our Vietnamese cuisine hunt; we found this restaurant- #Xuan serves the traditional Vietnamese breakfast, Banh Cuon. The steamed rice rolls are made from scratch in their back kitchen and served fresh and piping hot. The rolls are thin, soft and chewy. If you don't like to eat raw mixed vegetables onside, the beef rice rolls are a better option for you as they wrap the meat and vegetables in the rolls, and the hot rice rolls sort of cook the vegetables lightly when you eat them. We figured that would be a way to eat to prevent lesser food wastage because usually, we won't be able to finish the vegetables on the side. While the wait staff are friendly and tries to explain the dishes and provide recommendations in Vietnamese. So those who do not speak Vietnamese might find it hard to communicate with the staff.Consistency -✅️Food Quality - ✅️Efficiency- ✅️Service - ✅️Price - ✅️

Delicious northern Vietnamese dishes. Sizeable portions. Can get quite busy so expect a wait if packed but it’s worth it. I love that they serve all day so it’s my go-to when the hunger hits outside the regular meal times. Definitely a must try in Sunshine!

Good customer service. Friendly and helpful.They serve Special Vietnamese food that you don't usually see in other Vietnamese restaurants. I ordered the steamed rice rolls with pork, for $13 each, the set comes with the beans hoot&salad and the dressing vinegar I guessed. It is a pretty big portion for a single person unless you are a big eater.Homemade soy milk is $4, however, it is below my expectations, and it tastes below average.The cleanliness of the restaurant needs to be improved especially the hot tea tumbler.

Friendly and fast service. All the rice noddle rolls are made fresh and so delicious. Definitely a great option for those wanting to try something different to the regular Vietnamese restaurant.

The banh cuon here is very delicious and generously served with fried onion/ pork floss. I ordered the original with mince and the one with prawn - both came with veges, cha and fresh chilli.The restaurant itself could have a better environment (as there is Vietnamese music blaring in the background), better service(no menu given, no asking of dine in takeaway or to order at counter/waiter) and communication (seems catered to Vietnamese and waiter couldn’t understand my order).I ended up getting the food in takeaway boxes and ate in the restaurant. Upon realising I was eating in they did take the fish sauce back and put it in a bowl but not the noodles themselves.Definitely coming back next time with friends and hopefully will have a better dine in experience

If you are craving for a different type of Vietnamese food other than normal pho, I would recommend the steamed rice rolls here. The rice roll is so soft, fresh and delicious!

Food is amazing. Despite the staff understanding minimal English, this establishment has massive potential based on the food alone. It would be great to see a renovation and a bit of marketing to increase their chances of long term success. Great Northern Vietnamese cuisine not to be missed!
