VICPROP had been managing my apartment for almost 2 years. My original property manager Stella was excellent; great communication and follow up.However, then Keyu took over and I had nothing but trouble; had to repetitively pester him to do the 1 year inspection, same with listing the property. When there was a maintenance issue it took 2 months to get it looked at. He never answers his phone or email and the office is the same.Do not use them for property management

I had an very unpleasant experience with agent Keyu Liu. He was the agent managing my apartment in CBD. There are many reasons. 1. The way he communicates with landlord is rude and disrecpectful. When there are some issues from the tenants, he refused to listen to my opinions, queries and thoughts. He interrupted my words over the phone many times and tried to give me a lesson. I understood he is an agent and might have some knowledge in that area but he should first listen and understand the thoughts of landlords. Afterall, it is me who signed the leasing authority and gave him the authority to manage my own property.2. When he managed my property, I can tell from many details that he only treated this as a job and tried to do as less work as he can. I mean, he is not very responsible and considerate to landlords. He is not dedicated to his career. In VIC, tenants' rights are well protected and lardlords are often in a disadvantaged position. So, a good and experienced rental agent would think ahead and do necessary things to avoid future conflicts and arguments between tenants and landlords. However, he did not do anything at all. I even have to follow up with him and push him many times and then he finally did an entry conditional check for the other apartment. Besides, on the first date when tenants moved into the apartment, he didn't give them enough help and guidance on how to use the facilities properly. So, when tenants damaged the lock, he made the landlord pay for the full costs of the replacement of the lock.3. He didn't work as a good communication bridge between me and tenants. I can name a few examples to prove that. Recently, tenants lodged a VCAT complaint against me. They mentioned the tap and network had some issues from the start, but I never heard about these from Keyu at the start of rental.4. He doesn't have good work ethics and deliberately leaked some of our private conversation details to tenants and ruin my personal image and made the tenants feel like I am the bad guy. As a licensed agent, he should have good work ethics to maintain the confidential information like the conversations between him and landlords. The information he leaked to tenants was biased and twisted. He distorted the facts and reasons about why I had to replace him by the other agent. He did this simply try to pretend he was innocent and revenge against me for changing the agent. I had to change him because of the above reasons I mentioned, because I was not happy with the quality of his service. As a landlord, I have a right to choose a good agent who I can get along with and who can become a good communication bridge between the tenants and landlords. He personally confirmed he leaked the conversation between us to the tenants.From my personal experience of engaging Keyu Liu as my agent, I sincerely wouldn't recommend him due to his poor performance.

My sister has been trying to get help from her property manager Keyu Liu who never responds to the concerned emails or when we call him he just talks ontop of you and doesn’t bother listening to your questions ! It’s been 5months with the same issues and none have been addressed ! Don’t be a property manager if your not a people person!! And willing to help out tenants who always pay there rent on time! Very disappointing…
