PRD Real Estate Shailer Park

Our property was managed for many years by PRD Nationwide Shailer Park. Over recent years a pattern emerged with Property Managers changing very frequently. During that time we had a couple of very good Property Managers. But alas, we also had some Property Managers who did not manage our property well, which resulted in substantial damage to our property by the Tennant's. Unfortunately, for reasons unknown to us, the excellent Property Managers did not stay very long with this company. The recent exit of Samantha, who was excellent, gave us no option but to source a more reliable Property Manager. As a result I have difficulty in recommending this company for property owners.

Finding the right Rental PropertyOn behalf of my wife and son we would like to express how refreshing it was to review an advertised rental property with an agent who clearly was pleased to show it to us - well done Maddy. All our questions were answered with a warm smile and without hesitation; follow-up emails explaining the way ahead were both informative and truly professional. Who could ask for a more efficient Property Manager and point of contact with which to deal with throughout our tenancy. If this is an example of PRD's skills and knowledge prowess it's First Class.

10/10 recommend Maddy as a property manager. For the past 12+ month she has gone above and beyond to make sure renting is as easy possible. Most property managers make renters feel less than they are but maddy and the team at PRD shailer park are very much the opposite. She is defiantly changing the way things are done and will 100% stick with renting through her up untill we own!!

PRD Shailer Park took my money without managing my property.PRD Shailer Park managed my rental property while I was abroad.▪️I didn’t receive several scheduled inspection reports in a row, I chased these up, PRD sent me a few inspection forms with no dates, no name or signature, and no photos.▪️On several occasions I had cash flow issues from a lack of rental payments, with instances of multiple payments missed in a row. I had to chase this up PRD staff to find out what was going on.▪️I contacted PRD about renewing the lease after no word from them a few weeks out from expiry. They said the tenant was happy with an extension of the lease and I asked them to proceed. I didn’t hear anything else so I assumed it was all taken care of, then a few months later the tenant gives me 2 weeks notice. The lease was never followed up, the lease lapsed into a month by month arrangement without me being notified So I had no opportunity to advertise before the tenants vacated.I spoke directly to the tenant to ask what happened. The tenant explained that they were annoyed about a lack of maintenance. What maintenance I asked? I contacted PRD about it and they sent me a maintenance request that was months old. This is frustrating because I want to maintain my house. (Apart from replacing carpet that was only a few years old when they had dogs in the house).Then PRD advertised for a new tenant and used ugly photos from an end of lease inspection for the online marketing. I.e dark photos of rooms with damages etc. I had to send them marketing photos that were available online and re-write the ad description.I lost a significant amount of rental income while the house was untenanted. I was already under financial stress.I contacted the owner Brian Watson to make him aware of my situation. He assured me that there must be a mistake on my end because his team wouldn’t do what I was saying. (Scroll down to see his 5 star google of himself) I sent him all the email trails and asked if we could work something out. I thought he might waiver some fees or something considering they hadn’t been doing what I was paying them to do. It took weeks to get a proper reply, and all I was got poor excuses that made no sense. E.g. An outstanding issue hadn’t been resolved after 2 months because the tenant went on a 2 week cruise a few weeks prior. I never received an explanation from PRD that said my requests were in reasonable.I ended up asking for some compensation. Brian told me that he is a businessman and a businessman doesn’t give away money.. hlHe wasn’t even disputing the poor service at that point.I believe PRD completely breached several items on the form 6 contract. Such as not carrying out periodic inspections or advising me of a change in my contract with the tenant, or not passing on correspondence or requests from the tenant in a timely manner, they didn’t even ensure that the tenant was paying rent without me chasing it up. I asked to cancel the contract after no effort was made by PRD to rectify the many breaches over a extended period, but they made me continue paying fees for the full notice period. None of my requests were unreasonable and I was always civil. I just wanted them to carry out their professional duty in accordance with our contract and relevant industry acts.You don’t need this pain in your life. There’s plenty of other agents around.I’m willing to send anyone proof of my claims.If you have not received the service you paid for, I would be interested in teaming up with you for an official complaint to the office of fair [email protected] last thing - All my expensive big pot plants and mounted orchids/tree ferns were stolen from the property under the management of PRD Shailer Park. I think that was the biggest bummer for me.

I have know Aaron Brown for over 2 Years. In that time I have found him to be extremely conscientious and professional in all his dealings with clients. He never rests on his laurels, and is always looking to deliver an improved customer experience. I look forward to working with Aaron for many years to come.

Aaron is a great professional who makes it his primary objectives to go over and above for his clients. I have litterally seen this as a fellow colleague of his and have tried to implement this with the customers that I deal with today. From our first interaction with Jobe to our last, he and his wife were dedicated to selling our house. He appraised our home at a price we were more than happy with. He organised a great photographer/videographer who captured what our house really was. There was no fish eye lens over exaggerated photos, just a true representation of our house. Their communication was second to none, keeping us informed at every step. We had a contract on our house alot sooner than expected at the price we wanted. My wife and I couldn't recommend Jobe and his team highly enough.

My client has just leased his new investment property with Aaron and Maddy. Great experience dealing with them and our client is wrapped. Managed to rent the property from the day after settlement and for $30/wk more than the property next door. I will happily work with the team again :)
