Mulla Villa Farm

Great food. friendly staff. 30 mins from winery's. stayed in Davids room, spa, queen size bed very comfortable.

Just had a terrific weekend stay, lovely atmospheric colonial villa with friendly and accommodating hosts. Top notch cooked breakfast (included in room rate) and an excellent steak dinner, spend some time on the delightful verandah and imagine 180 years of history passing by on the Convict-built Great North Road. Great base for an assault on the Hunter wineries. Looking forward to coming back again soon for another go, way too many cellardoors to fit in one weekend!

Please note that there was no safe drinking water in kitchen or bathroom. Those with allergies should note that chickens and other farm animals are free to wander into the bedroom/living rooms (as there are no fences). Those with asthma or lung issues should note the presence of extensive mould secondary to damp encountered during our stay (including on the wooden kitchen /cooking implements). Owner kindly offered to replace bedding and kitchen implements during our stay due to contamination with chicken poo and mould. The wifi was not functioning during our stay (not unusual as per the owner) and there is no phone reception with Telstra or Optus indoors (patchy from driveway). Great for those wishing to disconnect from the city or hide from the authorities.

Just spent an amazing weekend at Mulla Villa. Probably one of the most relaxing breaks my wife and I have had. The staff were exceptionally friendly, professional and knowledgeable. The chef produces high quality meals that reflect the countryside. If you want the Sheraton, then go to the Sheraton, but if you want something a little less predictable and a whole lot more comforting, do yourself a favour, take a break at the villa!

Beautiful spot, friendly staff. We got there late and wanted to go on one of their walks marked on the property...not a problem. We got back and it was 40 minutes until they closed for lunch, they took our order, we didn't feel rushed and had a lovely afternoon. Will be returning soon :)

Look - if you're looking for a very specific experience, then this might be it; but otherwise this place really is dark,damp,dirty and in a state of poor repair.But the real objection is the self rating of 4.5 stars on the WotIf site. This is pure fiction and leads to expectations that the property simply cannot even come close to meeting. Also - if you point out these realities on tripadvisor then the owners defensively and meanly respond in an attempt to quash any nay saying. They certainly don't get the 'customer is always right' mantra.If you want 4.5 stars - definitely go elsewhere. If you want quirky with some history and can overlook the [significant] shortcomings, then give it a go with your eyes wide open.

Food is over priced.Food is cold.Staff are stuck up, refused to serve us. Was told we should go to a pub instead.We drove an hour just to be told to go away because of our bogan" looks."

Fabulous wedding venue and the staff were fabulous, I stayed overnight for a wedding the next day and I was spoiled from start to finish. Jamie gave me a lovely warm welcome, Tabatha stirred up the fire and encouraged me to stay for dinner which I did by the lovely fire. Thank you to all the staff I will be back for sure. X

A great place to stop for coffee whilst driving the scenic route 33. Set above the road it has a great view over the rural NSW countryside. Since the road is quiet it's peaceful too.

A beautiful location for unwinding from busy city life. Sarah is a lovely and considerate host. The cottage is spacious and neat. Some short scenic walks and lots of farm animals around.
