Please do not rent with this company if you expect to get your bond back.We have waited a month since handing back the keys.Perfect inspections for 3 years and then they come with all kinds of excuses not to pay your deposit back.Too many other good agents around in Darwin who you can use.

I would not recommend using Abode New Homes to build your new home.I started my journey with Abode New Homes in April 2021 after visiting the display home. I settled on a house plan to build on my block in the rural area and was welcomed (by email) into “the Abode Family” on the 1st September 2021 after paying a $3,500 deposit. On 16th December 2021 I signed the fixed price building contract for my new home.Several mistakes were made by the Abode New Homes team during the pre-construction phase - for example Abode New Homes charged me extra for shower niches (listed as a standard inclusion, which I identified and later received a refund for), specifying fluoro lighting in the laundry instead of the LED lights throughout (LED lights throughout are also a standard inclusion - also identified by me), errors in the energy rating process that saw the house orientation turned 90 degrees, and a chimney in the master bedroom, and changing the solar panels from a 9.3KW system in the contract to a 6.6KW system in the colours document without explanation.‘Just an error’ was the response from Abode New Homes when challenged but it eroded my confidence in the diligence exercised by the Abode New Homes team.It took over 26 weeks from the date of signing the fixed price contract for Abode New Homes to obtain all permissions, consents and approvals required from the relevant statutory or other authorities for the build to progress .On 4th July 2021 I paid the first progress payment to Abode New Homes.Less than two weeks after paying the first instalment of the fixed price contract ($40,000 thereabouts) in July, Justin (the owner of Abode New Homes) called me into a meeting where he used Addendum C of the fixed price contract to conduct a price review. He said unless I paid Abode New Homes an additional $83,324 the build of my new home would not progress .Justin later clarified in emails that the price review was conducted under Addendum C of the fixed price contract because all permissions, consents and approvals required from the relevant statutory or other authority were not obtained before the price review date (12 weeks from the date of signing the contract).He clarified that the permissions etc not obtained before the price review date were the Council Driveway Location Approval; Council Stormwater Approval; Updated Energy Rating Certificate (due to the errors contained in the initial one); Fidelity Fund Certificate; Stamped Engineer Plans; Waste Water Soil Absorption Test; and the Building Permit .Under the terms of the fixed price contract itself, all those permissions, consents and approvals that were not obtained by the price review date were the responsibility of Abode New Homes under Item 1 (General)(g) of the building contract, which states that “Complying with statutory obligations and any other notices and obtaining relevant approvals are the responsibility of the builder.”The delays in processes that were the responsibility of Abode New Homes themselves allowed Addendum C of the fixed price contract to be enacted by them, allowing them to conduct a price review and raise the price of my home by $83,324.The contract with Abode New Homes was “mutually terminated” following the requirement from Abode New Homes to pay an additional $83,324 but the entire process left me frustrated and disappointed in the conduct of Justin and the Abode New Homes team.
