OBrien Real Estate Mornington

Very happy with the service whilst purchasing a property in Mornington. Kayn was most helpful in arranging extra inspections for us and assisting with the final settlement date.

We received an email to advise us that the rent list had been transferred to OBriens Mornington. I then received an email from them stating that the method of payments for rent have been changed, and that we would now have to pay a fee to pay our rent. They don't care that this isn't in our lease. They stated that even though the bank doesn't charge them for the transaction, that this is the cost to them of processing the payment. I say it is the cost of doing business, and that is what the landlord pays them for.

OBrien Real Estate Mornington continue to charge fees on rental collections and in contravention of Section 42 (4) of the Residential Tenancies Act 1997. Their direct debit option does not incur any transaction fee but they do charge a service fee of $1.65 every time you use the service to make a payment. How ironic and what a joke!Section 42 (4) states: A residential rental provider or that person's agent must ensure that a rent payment method that incurs no additional costs (other than bank fees or account fees payable on the renter's bank account) is reasonably available to the renter. Penalty: 60 penalty units.There are many people who are struggling to pay their rent these days and OBrien’s have the audacity to charge fees on rental payments. I would stay away from this real estate agency and not give them your business because they are avaricious and unjust.

My tenants moved out recently leaving the property in a disgusting state. I have requested a copy of the exit report lots of times just to be ignored by O BRIEN REAL ESTATE. Agents not responding to emails. What was I paying a management fee for because clearly there was nothing done or nothing followed up. It was suggested to me a few months ago that I needed to do some work on the unit - one of those jobs was to replace broken cords on roller blinds which of course I agreed to costing me $$$, yet when I gained access to the unit recently the cords were in a drawer still in their original containers NEVER OPENED and I paid for this. NOOO I DO NOT RECOMMEND THIS AGENT. I can provide photos if anyone interested!NOT HAPPY O BRIEN!

Ad a contractor my terms are payment on completion and 3 weeks on after job completion still no pay. Dealing with one agent who says I’m due to be paid on the 16th when rent is paid instead of chasing it up with the landlord. These are the type of people that kick tenants out for not paying yet their standards are not met by themselves. The agent I dealt with has left. This organisation won’t chase up payment with the landlord as the rent “is not paid to forward on to me.” Excuse after excuse yet these people are not paying a sole trader trying to make ends meet raising kids solo. I think it’s fair they’re evicted!
