Very well located to alot of hot spots in walking distance.Good ,well equipped clean rooms with good bathrooms. Reception staff Hans was polite and professional.Plenty of parking , I got my VW Amarok duel cab with roof racks in no problem.

I stayed several times when visiting from the Sunshine Coast. The prices were low and Hans is a most courteous and nice man, very unassuming. I would thoroughly recommend the Superior Rooms. They are newly renovated and the bathrooms just took my breath away. The microwave, cutlery and plates/bowls added to the convenience. I love the automated security gate that goes across the car park for additional peace of mind. I always picked the Superior rooms as they were only a little extra.

Staff seemed nice enough we booked on Wotif for a urgent medical appointment at the Royal, close to walk to, they were happy for us to park car early first day but we didn't make it down in time. Upon entering room, smelled very bleachy overpowering and stagnant, went to shop to get air freshener. Bathroom had mould on giprock walls, around toilet, outside and inside of shower, around windows , open sugar packet, used dish cloth, hair and dirty cutlery draws, dust around TV, windows rubber ect, checked out early, let owner know that it was disgusting and dirty and that he should fire his cleaner he said he'd talk to her, didn't offer any compensation, with my condition and how tired I get by the time I say bathroom it was late,I feel it was not happy paying $199 for one night in the state the room was, the mirror stunk, the toilet seat was broken, the hand wash stunk awful I wouldn't stay again, the rooms definitely need a deep clean and checked properly before they put guests in them, the cleaner seemed to be a young girl. Sorry I couldn't say much nicer things, the bed was OK.

Worst place I have ever stayed at! Paid $350 for one night for a room that sleeps up to 5 for 4 of us. Got into the room and met with a damp and urine smell. Holes in walls that were patched up with masking tape, dirty carpet, furniture, sheets ECT. Curtin's torn with stains and mould, bathroom smelled like it had not been cleaned. The whole place falling apart, and not inhabitable condition. One of the beds had no sheets and not made, had to go ask for sheets and met with upset as there was only 4 people! And then given a stain covered duvet . Went and complained to the manager and told him that the room was inhabitable, told that what do you want me to do about it". I asked for a room change and told that I just had to accept the room in that state as they are the cheapest around! $350 for a night what a joke. Please never stay here it's not worth it! I also have worked in hotels for 20 years and am appalled that the manager thinks this is ok to charge people for this room. He did not care at all."

Room was fine. Services was great, was met late in the afternoon and allowed to check out late (12pm) the next day. Recommend if going out in the valley and travelling lightly.

Rooms were 3 star and no service for ours over 6 days. Manager needs a personality implant. Walk to valley for fun.Small pool. Really cramped ,difficult parking spots and no lights at night to light the corridors, stairs, tad dangerous I thought.

Was very patient and understanding.Rooms were clean and beds were comfortable.I love that they had plates, cups, bowls and cooking utensils, made our stay alot easier with kids being able to cook rather than takeaway every night. Owner was happy to help wherever needed. Cant say anything bad about this place at all, its affordable, clean and i had a great view of the city! Very friendly family oriented place. Will definitely stay again.

Booked for 4 nights left after 1. Shower mould, a couple Cockroaches and a leaking toilet from the outgoing waste! Run down. Location a redemming factor. Maybe worth $70 a night. Needsone heck of a make over. Did offer a refund so good on him for that, much appreciated.
