Open Agency Real Estate

Its a terrible service and dishonest realestate agency, I don’t recommend anybody to go with and fell in what I'm facing right now.They are unprofessional and willing to twist their words to a far extent. I couldn’t attend inspection because im a shift worker but i asked my father to attend and ask the agent if we can have the keys a few days before starting lease agreement and he can confirmed that he will be handing the keys to us few days before starting of lease period, so i can start moving my stuff, organising a removal and booking a cleaners to clean where i live in before i move out.Needless to say they kept me waiting for 1 week without an answer then Senior building manager told me i will check with the realstate agent who did open home inspection for you to hand the keys. It took her a few daysThen i followed up again. She came back saying no one give the keys 5 days days before and i told her you must be new as through all of my rental applications. Realestate agents are intend to be nice they gave us few days before lease starting date to arrange ourselves.Long story short, the realestate agent insult my father over text messages called him a liar and the senior building manager asking me which day you need the key, then came back saying sorry i asked the landlord he said no.If it was his decision from the beginning since the apartment is vacant why you didn’t tell me so and being upfront without telling my dad over the phone and at inspection day saying i will give you few days.Lastly the senior building mananger came out saying I checked with realestate agent and he didn’t make promises to give you the keys by Wednesday.However im the one who mentioned i need them by Wednesday and requested so when she asked me which day you need the keys to ask the landlord and get back to me.And again i had to follow up for a reply, they are unprofessional Eventhough they can’t fulfil their promises and didn’t mention so before signing the lease.Now i have if they can’t fulfil their promises, please refund me my 2 weeks rent + bond. Btw the lease agreement didn’t start yet and im still waiting for reply.I will update this post soon, with the outcome i have.

Never been in any issues with the Ray or your agency, thanks for that. It’s unfortunate that I have to move out mainly due to my personal circumstances.I look forward to get in touch and see you guys in the near future. Thanks again. Definitely the worst agent I have ever met with. If one star is not the lowest score allowed by system, I would give a negative number.The PM Elaine Kuang never ever picked up any phone call from me, letting alone resolving problems. There is no service from the agent but all negligence. When I moved out of the property as leasing contract expired, Elaine started her nitpicking to fabricate all chances to detain my bond. It appeared that she had no intention to make my move go smoothly but tried her best to take my bond out of it. In spite of my best efforts and sincerity to clean up the property and restore to its original condition, Elaine managed to pick out several places as deficiencies and straightforwardly called out their own vendors to make the property to meet their standard(yes, THEIR STANDARD). No negotiation or even notification before that. Just rudely sent me the bill with a ridiculously high price afterwards. I rejected the request and had to go to NCAT where the general member turned down all the agent's claims.I believe in the whole process the landlord had no idea what was going on. So I won't blame the property owner at all. It is Open Agency who planned the farce while putting unnecessary risks on the property owner. Given that they failed to grab money from me, who will ultimately pay for the bill? I hope it is not the owner.

They approved a lease, we paid two weeks of Bond and a few days before they canceled our approval, now we are waiting for a refund, a hard blow for my family who needs to move as soon as possible,not knowing when they will give us our money

DON’T ASSOCIATE WITH THIS BUSINESS - go a find another agent that knows what they are doing and won’t steal from you !!This business , is unbelievably the most unprofessional and unreliable.They won’t reply to your emails if you bring up a matter or a complaint. However will ignore your email and still go ahead and send you a bill.The receptionists have been instructed to say that the person you want to talk to is “in a meeting “ and will hang up on you if you question why they keep saying the same thing.Keep in mind you will never get a hold of Elaine Kuang the senior property manager or Serena Yang the property manager assistant .They will insist on email as the only form of communication but will ignore you .You will never get your bond back within the normal and legal timeframe . We have moved out months ago and just received the “left over “ bond 2 days because they decided to take money out claiming on damages however couldn’t provide evidence or invoice of the damages. Mind you, I have asked too many times for evidence and proof which they couldn’t provide. Asked them if I can get someone else to come and look and fix the “damages” but like always never replied.There is no point of them providing a contact number, they will NEVER pick up the phone.

I have had pleasant experience dealing with open agency as a tenant. Elaine had been very responsive in all her communication. Recently I lost my apartment keys, open agency team was very prompt in extending their help and getting duplicate set.End of lease inspection process was transparent and rental bond was released in time.

Its a ransom agency. It aims to extract money from tenants. They have stopped my bond money and have been asking a hefty payment in return. I have been in Aust for 8 years now and I have never seen such pathetic rental agency. My biggest mistake to go with them. Never recommend doing business with them.

No understanding of tenancy rights or the law. They took us to NCAT claiming huge money and our bond for normal wear and tear. NCAT ruled in our favour. Open Agency then re-filed the same complaint and we all went back to NCAT where they withdrew the complaint. Now they think they can claim $ that they declined during initial conciliation.

Not my rental agency, attempted to arrange an ‘inspection’ of my apartment claiming to be my ‘Managing Agents’ Scam. Avoid.

I have been renting a property throught them for the past four years & have had a pleasant experience dealing with open agency as a tenant. Both Ray & Elaine have been extremely professional and responsive in all their communication & repair support. I renewed my lease recently & their new property assistant Nathan Ling has been fantastic & very helpful through the process. I would recommend.
