We got a pre-purchase building and pest inspection and since moving in, we have realised several defects were missed and should have been easy to identify.The first was a lifting floor between the kitchen and open living area as the underfloor goes from concrete to wood. The wooden floor seems bowed at the join and I have since broken the tile walking on it.  If it is water damage, that could be very bad for us.There is significant rust under the rear balcony where it contacts a horizontal steel beam. It's so bad it's flaking.There was a small 20cm piece of decking wood damage reported at the end of a piece of wood which is located on the side entrance. As I walked on it recently, my heel sunk into the wood. I looked underneath and noticed that several boards are rotten. It looks like termite damage but I think it is wood rot luckily. The underside is open and very easy to access.Ensuite shower door is crooked and doesn't close properly.The outdoor rear tap leaks through the handle when turned on and had to be replaced.I have used 3 other building and pest inspectors before and all of them were quite thorough in comparison.
