Ray White Dulwich Hill

We have been a tenant with Ray White Dulwich Hill for almost 20 years. Richie Hrovat was extremely thoughtful and considerate when we first met him and has continued to be very responsive and helpful when required. We are extremely happy with the excellent service we have always received and feel ourselves extremely lucky to have such a great real estate agent to deal with. I would highly recommend them.

As a tenant, I've encountered some shocking property management, and Ray White was fine up until the final two months of tenancy.They started with fantastic communication and promptly fixed issues including leaks in our property.However, I had $5k more than my rental amount deducted from my account one week due to a Property Manager's administrative error when setting up my direct debit on their new system. When I reached out for support, my Property Manager completely ignored my calls and emails and pretended she wasn't in the office.After I'd been reimbursed for this $5k, Ray White deducted another $2.5k more than my rental amount because again, my Property Manager conveniently forgot to switch off the direct debit.Beyond the poor financial management, I had emailed Ray White providing more than sufficient notice to end my tenancy and the Property Manager acknowledged my email. Five weeks later she accused me of ending my tenancy without notice.Because she consistently avoided my calls and emails, I had to physically attend the office to try to work things out with the Property Manager, but when she and I became argumentative, the manager had to step in to resolve the issue because of her sheer incompetence and inability to read emails or assist their tenants.I've never had a worse experience than the one I had with Ray White and it all came down to one shockingly incompetent Property Manager.Richie was fantastic at resolving the issue and compassionate to what had happened.Based on my experience, if Ray White were to operate without this Property Manager, this office would be 5 stars. Everyone else has been fantastic to deal with.

Very poor communication skills. We have been requesting repairs for almost a year now that have been either delayed or ignored. Our last 4 emails have been ignored completely and the only time we have received any kind of communication was to inform of a rental increase.

I recently had the pleasure of having Ben from Ray White Dulwich Hill contact me out of the blue.From the moment he offered to give me a private inspection of a property I was considering, I knew this agent was different from the usual bunch we meet.Ben was warm, engaging and yet highly professional and naturally likeable. I felt immediately comfortable like I could trust this person to have my best interest.I was also instantly impressed by his emotional intelligence and confidence for someone so young in his early twenties. It’s rare and a sure standout.It’s clear Ben’s passionate about his job and has a genuine interest in people and really listened to my needs.What a delightful breath of fresh air - far from the standard distant, perfunctory attitude we’d normally encounter in the industry.Going the extra mile, Ben even went out of his way to specially drive me to another property he felt that would suit me and within my budget. And it’s one that’s not even advertised yet.That’s what I call 5-star service & exemplary customer experience. I was made to feel important and valued throughout.I’ve no doubt Ben would go far in real estate. Ray White Dulwich Hill should be very proud to have him in their team. If he’s representative of the kind of service one can expect from a real estate agency then you’d want to do business with them. Make sure you ask for Ben.Keep up the good work Ben. The agent assigned to the case showed limited interest in the condition of the facility or the client's needs. It appeared that the focus was more on selling additional services than ensuring customer satisfaction. Also, the agency failed to return the deposit.The reviewer's experience highlights the importance of asking the right questions and thoroughly inspecting the property before renting. Some relevant questions to ask include- Check if they are with Snug or 2Apply or something else?-Is the electricity separate?-Is the washing machine separate? External or internal-Is there is a car parking?-Do you have a shed?-Is there is a cloth lines-What is the length of the lease,-What are the documents needed for the rental application?-Is there a smoke alarm?-Is there a range hood?-What would be the lowest price?- The water flow and connection and any leaks- The water heater- The location of the switch board- The water tap flow- The windows nets condition- Ask for the latest energy bill- Ask if there is an NBN connectionAlso it is recommended taking photos of everything and asking for ongoing reports to keep track of any changes or updates.A thumb up for this review would be appreciated to help others avoid similar pitfalls and make more informed decisions when renting. Overall, this agency needs to improve its customer service and attention to detail to earn a better rating.

In my 30 years of renting experience and still to this date, the property management team of Ray White Dulwich Hill is THE BEST. Extremely fast responding, efficient, none of long excuses or tiring back and forth emails. They are exceptionally organised and attentive. You can tell that they are a team made up with mature experienced professionals who get things done with no fake promises so you can 100% count on them. But you need to remember that you are also expected to be good and respectful tenants. Special shout out to Tanja and Leteisha.I love their stick to the facts, no messing around attitudes. As a first-time tenant, renting a property seemed really daunting at first but Ray White was there with me at every step. Big ups to Ahmed who made the leasing process so seamless and straightforward. He was there to answer all my questions almost instantly, even when it is way past working hours. Besides his incredible work ethic, he is also a friendly and down-to-earth guy that is especially easy to talk to.Also credits to Juliana for responding to my repair requests promptly and organising such quick repairs. Couldn't be more satisfied with my experience at Ray White Dulwich Hill so far and I really appreciate what they're doing!

My wife and I had been tenants of a property managed by the team at Ray White Dulwich Hill for almost 8 years. Over this time, we always found Tanja and the team to be very professional and easy to deal with. More recently, we purchased our 1st home and had to end our lease, and Richie and the team were great in assisting us with the process to vacate and return the keys as part of the end of lease process and returning of the bond without any hassle. I want to say a big thankyou to Richie and the team for all your help and support.

Unprofessional conduct of the highest order.The first inspection was attended by a property manager that forgot the security door key.After the lease was signed the keys were presented without the remote for garage access and 1 week passed before another could be produced. After consulting with strata it appears this agency has a habit of not paying contractors. It took 2 months and numerous unanswered calls for compensation to be given.The property was delivered with rubbish left by the previous tenant and multiple faults with the electrical system including 3 broken power points and incorrectly sized safety switches.Eventually after getting hold of a senior manager, Richie Hrovat, I was told I can deliver a property full of rubbish if I want. You can take us to the tribunal and we'll get off on a technicality." and refused any chance of reimbursement for the cleaning work that had to take place.Would definitely not recommend this agency or any of its staff.EDIT:The below response (posted with an hour) is the most punctual I've received from the agency with most typically taking over a week. But just as evasive as ever..."

I have been a tenant renting through Ray White Dulwich Hill for almost 7 years. They've been very good and I've never had any difficulties or problems engaging with them. Richie has been the property manager for most of that time and he's always been easy to contact and fair in his dealings. I'll be very happy if I can purchase a property through them in the future. One of the best agencies I've been involved with and I've always felt like they're interested in serving me as their customer as well as the property's owner.
