This strata company is a complete joke. Extremely poor communication, English is not spoken well by many who work there so explaining issues is difficult. There is little or no follow up to requests for work orders or any issues.The management fee is promptly billed each and every month but very little work is done for that management fee. I'm honestly surprised that SMS have stayed in business this long., They do the very bare minimum wherever possible. To get anything done takes multiple if not dozens of back and forth emails to get items auctioned, but from my experience results in zero action. They cant even lookup lot numbers and unit numbers to address issues correctly.My strong advice seek another Strata Manager who actually knows how to manage and communicate with people and properties.

Dealt with this company for many, many years. Customer service is mostly slow and rarely solved in a timely manner or assisted with finding competitive quotes. Does the bare minimum with actioning tasks.

SMS Auburn is the worst Strata Company I have ever dealt with. One star is too good for it.SMS initially attracts new customers through low management fee but if you look closely the reimbursement fees are charged as if SMS is a law firm, where every phone call, every email, every letter / post they send etc gets charged. So owners could be charged much more without knowing and SMS never provides any records / invoices to validate queries / requests made by owners. Hence there is no way to monitor its transparency let alone validate any expenditures spent by SMS. At end of the day, SMS increases the management fee on an above industry level rate so you can quickly ended up with a high strata management fee.SMS Manager (Peter) is very unprofessional, not responsive and rude. Owners need to call and email him so many times before can attract any response. The most efficient time for SMS is probably around AGM time, that is when its contract needs to be renewed. It is worth noting that Peter cannot even write proper English and often gives false update (no action taken but claims action has commenced) to owners.SMS tends to issue strata notice late and also try to charge owners of late penalty charges. Each time this happens I need to call SMS at least 3 times and follow up 4 times before I can get this corrected. But this keeps happening.My sincere advice is to avoid SMS!If you are already stuck with it then do ensure to send every request by email, so you have written evidence to back yourself if there is any issue especially where SMS fails to attend to your request made verbally over the phone. Do not rely upon the verbal guarantee or promise made by Peter and SMS. Our building and its owners learnt the hard way.It was very difficult to get rid of SMS as it tends to make 'vocal' owners non-financial during AGM voting time by sending late strata notice, so SMS can claim these owners have not paid their fees hence unable to vote at the AGM.I feel that it is an ethical thing to do to share my experience with SMS Auburn with everyone so you can read about it and do not make a decision that you will greatly regret.

Stay away from Strata Management & Solutions Auburn. Nothing is done, you must constantly follow up even for basic requests. Emails are ignored, phone messages are ignored. The only they do consistently is take their fees. Avoid them.

Certainly one of the worst Strata Managers in Sydney if not the worst. Seems to be a total lack of ethics and integrity. Strongly recommend you steer clear. If your with them get out asap!

Think twice before doing business with SMS strata. You may not receive strata bills occasionally, but then receive a late notice with penalty payment instead. Phone them up and ask for email and paper bills or a solution for this problem, reception is not helpful at all. That's how our system setup...bla bla ......it's not your first time that's late". If I could put zero stars I would. Do not use this firm. They add no value to your committee. They cannot manage anything beyond the simplest routine work. They regularly fail to respond to issues. They signed the initial committee into a five year agreement and despite the terrible service it's more expensive to break the agreement (legal fees) than to put up with it.Avoid this organisation like the plague.

A joke of a strata company. They do the bare minimum (cleaning) and when anything malfunctions, it takes them days to weeks to fix it. They never respond to any emails, yet they continue to happily charge you strata fees. If you are with this company, I feel sorry for you.
