Had a work breakfast, quiet a nice setting, coffee was excellent and the food was tasty, the big breaky was a tad dry although the lot 88 was a stand out, flavoursome and well cooked

Great coffee place with very helpful staff and tasty coffee and food. i have had a few team meetings here and the staff has been very accommodating, plus the food is good and plenty of variety.

This place is tucked away amongst an industrial estate. It's modern, with an industrial feel. The staff are friendly, and will help when ever possible. The coffees are always amazing. This morning I had the smashed avocado with extra bacon. The avocado was seasoned well, you could taste a hint of lemon juice that bought a freshness to the dish. The seeds gave the dish a nice crunch, and the eggs were poached perfectly.If you want to have a nice breakfast, take a drive and try the place. It's not often you find a nice cafe in an industrial estate.I'll come here again

This morning at Lot 88 on the park I had the Spicy Baked Eggs with flat bread. Absolutely yummy and new on the menu. Must come and try them out, won't be disappointed.

Lot 88 is one of the best restaurants I've eaten at. Everytime we go to eat there we have never left disappointed. From the entrees, mains to the pizza's. It is all super delicious. Lot 88 have a fantastic wine menu and the coffee is arguably the best in Melbourne. I airways look forward to going there and look forward to going again. The service is wonderful and is an all round fabulous experience. Thanks Lot 88.

The go to place for a nice lunch during work hours! Food is always 10/10 and the service is fantastic. The grilled corn is a favourite & the calamari salad. Thank you!

They have very good coffee and their location is very nice, their coffee is strong and is to my liking. Also the staff service was excellent
