Building with Brookmoore was a breeze, after having some issues with a previous builder, Brookmoore came to the rescue. It was our first time building and everyone at Brookmoore was really helpful and guided us through each step of the build. Everything was on time and great quality. They even pushed to get us in before Christmas. I would strongly recommend Brookmoore to build your home and we can't wait to build with them again in the future.

Don’t ever build with these guys unprofessional with their work I have family build with these guys it’s been more than a year the house hasn’t been finished. Absolutely waste of time and it’s gonna cost u 1000 and 1000 of dollars.

We found building with Brookmoore Homes extremely stressful and would not recommend them at all.We had issues with our build from before the slab to the timber frames being delivered to the wrong site BEFORE the slab was poured right through until the minor defects that have only just been rectified about six months after practical completion.When we raised concerns about a gap in the slab that our sliding door and a load bearing wall were hanging over, Brookmoore responded with a photo that had been written on saying it would be fixed with non shrink grout. When we asked for clarification on how this would work but they replied with ‘unsure how further discussion will be of any assistance’. Before the slab was fixed, they continued with the frames, plasterboard, and bricking. We felt we had no other option but to engage solicitors and get an independent engineer’s report done which cost us thousands of dollars. This report confirmed our concerns.They eventually fixed the slab about three months later after initially trying to fill the gaps with concrete rather than the way we had agreed. This pushed the practical completion date back another several weeks.Our land registered in January 2021, our build didn’t start until June, and it wasn’t until October we started to receive regular updates from our building supervisor, however the items were rarely completed within the timeframe they gave us.By mid-November we were told the director of the company would be ‘personally’ overseeing our build with the site supervisor, however we never heard from him until we reached out to speak with him directly after receiving our fourth extension of time form.They did push to move us in before Christmas which we appreciate.Our building supervisor missed our walk through due to a miscommunication on Brookmoore’s part after we had rearranged our work commitments to be there.On move in day, our building supervisor advised we had concreted pathways over inspection points, and it could cost $500 to fix. We were obviously willing to pay for our stuff up and assumed Brookmoore would take it out of what they owed us for a tiling mistake.We paid almost $2000 for a variation to have grey tiles in our ensuite from floor to ceiling and the wrong tiles were installed. This was after the tiles we ordered many months beforehand and drove two hours to the Gold Coast to select weren’t ordered in time and had been discontinued so we had to pick a different colour. Instead of crediting back this variation like I requested, they offered us a $1200 gift card to ‘be used towards Christmas costs’. We didn’t receive this gift card until March.When we chased up our gift card for a third time at the end of February, they sent us an $1800 invoice for the inspection point drilling with no communication that was how much it would cost and two months after work was carried out.Finally, we had to request all the gaps around the skirting boards be siliconed which has only just been completed. The building supervisor emailed us the week it was due to be fixed saying they would not be doing the whole house just the gaps. Luckily, the trade person realised how silly it would look to cover only the gaps when they were spread throughout the whole house and did it all.Aside from these issues, we we didn’t feel we had many options to upgrade any items. We asked to pay extra for ducted aircon and vinyl planks. While we are grateful for our home, it’s quite a basic build and we have plans to upgrade numerous things including the study nook, laundry, walk in wardrobe, dining room and entertainment room with cabinetry plus a bigger outdoor entertainment space. We would have been happy to pay extra had Brookmoore given us the option. There wasn’t a huge range of selections for the build, and we didn’t find Brookmoore very helpful when we asked for guidance.These are just some of the main issues we experienced. Our biggest issue with Brookmoore was their lack of communication and sending invoices before the build stages were complete.
