TAKE THE CAUTIOUS APPROACH!! One of the worst experiences of my life.Be careful buying into this estate, as they treat this as a development, not your home.Cedarwood has not only been a bully but shifts all responsibility when trying to get defects done. It's been over 6 months now since we moved in, and things still have not been rectified.I bought into stage 1 from Cedarwood and there's problems after problems.My experience with Cedarwood started going downhill after called settlement just prior to Chirstmas, even though the home was not ready. In the end, they called 1 week prior to settlement to say it won't be ready. By that time, I had given rental notice, booked removalists etc... they didn't care - but not only did they not listen when I advised it was far from ready, they threatened me regarding penalties and contract clauses. However after they realised, they called off settlement. They ended up calling settlement again 2 months after. (how can you go wrong with 2 more months of work)There was a raft of other items like changing the facade without following the contract conditions, etc... but in the end we settled because it was a home... not just for investment and we needed a place to stay. It was disappointing when their own staff kept on telling me oh you did better than staff here who didn't buy in" yet they didn't realise or care it was to be a home and it wasn't a money making development that they see themselves with.Anyway

**Home buyer and worst experience**I am an apartment owner at Gardenia Apartments and I've had nothing but a horrible experience right from settlement to moving in.On settlement apartment was presented dirty with dust and electrical issues. I asked the guys to clean it before settlement but was not actioned. I had to do it myself and that's ok. But the maintenance issues is unacceptable. It took me two weeks to have the heater up and running after moving in. Gardenia settled without a working aircon/ heater!It's been three months now and the defects that were pointed out before settlement are yet to be addressed. It seems like no one wants to be accountable for the maintenance work and instances where the builder points blame on the developer and vice versa.I was promised that all defects pointed out will be fixed before I moved in... Three months later and I'm still following up and no one seems to care. It feels as if the money was transferred upon settlement and now concerned parties have washed their hands and moved on.Even if the guys come over to fix one issue they leave behind three.. now I have more maintenance issues than before I moved in. This is very frustrating and has been mentally draining.To add to the inconvenience, the apartment basement had a an issue with theft. If we had cams installed (promised to be installed by body corp and still waiting on this to be actioned - almost two months now) maybe this could have been prevented.Just few days ago they finally got the lifts working after being out of order for almost two weeks. This is a new building (three months) but the leaky pipes and cracked basement floor is that of a 10 year old building...As I said before, horrible experience with Gardenia Apartments and would caution investors or home owners expressing interest.

I am Shuyang and living at 67 Jackson Green Bvd, Clayton South VIC 3169. My toilet in the basement always has been blocked for two weeks. The plumber and water supplier came saying the tube outside is broken. Hope it can be dealt with as soon as possible. It caused so much inconvenience. I sent the email to them just like the words I said just now, they said it is owner’s responsibility! If the plumber do that for me will cost $1800, unbelievable! Why should I pay for this?

The most horrible developer so far. Very unorganised and not professional. Worst property quality and management team. Be careful if you buying property from them. read contract carefully and make sure all defects fixed before settlement
