The Surrounds

Great area, a new state with beautiful houses and a great park with lots to entertain all ages. Parking on the side, next to the park but no public toilets, so better to have a pit stop at the Westfield's or service station before heading over.

Great place for a quiet relaxing Sunday brunch,and a good park for younger kids.

The place is nice and close to the shopping centre and the monorail. The significant problem is the way the land is sold. If you want to buy , then you have to sign an unconditional contract with no financial clause. To me that sounds very risky that you may loose your deposit of about 20 thousand dollars if the bank does not approve your loan or if it values it less than what they are are asking for. The bank may grant you for a loan for what it believes is the actual value . Then you would have the pay the difference from your pocket. And if you don’t have that money then you will loose your 20 thousand dollar you deposited earlier. the contract is unconditional and from what I understand , the Surrounds people will take your money and you won’t be able to do much about it as you signed an unconditional contract.Also the sales people at The Surrounds do not show any lineancy to give you any extra few days to sort your finances. Getting evaluation from the bank seems to be a real problem and the Surrounds people don’t give you any time for this. They give you 5 days cooling off period and then you are locked in. 5 days is not enough to get a loan approved.So all in all, buying in Surrounds in Helensvale is risky and you really have to love the land to take the risk of loosing your money.

Beautiful subdivision ,it is a shame the is no land available or house and land packages. But it is on my wish list

Cutest little park! Love this community if the houses weren’t sitting on top of each other I’d so buy in here.. They also have another little park around the corner! My son loves it

The kids park is great but has NO SHADE! Not sure how a park can be built without shade cover on the Gold Coast. There are a couple of trees along the perimeter but they do not cover any part of the play equipment. Disappointing.

Upmarket residential community with plenty of nature space, bike paths and shared facilities such as pool and rec centre. Convenient access to Glink, trains, buses, highway, shopping and schools.

It's a very nice place to live and the value of these properties are skyrocketing, which is great for investing. A little concerned with the crime though, there's a little too much that I would like, but the park is beautiful and nice to walk in.

What spoils any enjoyment of living here for me are....1. The developer has made many errors, grounds not level between blocks, this should have been divided with large retaining walls where the ground cannot have been level.The fence system is bad, timber fences all different heights, some with boards at the bottom others without.I have 2 helpful and respectful neighbours, but the other are quite the oppositive, they also have a massive, very noisy air con. which forces me to evacuate my alfresco area in summer and keeps me awake at night in winter, when they run it all night.The road noise from M1 is too loud to enable me to sleep with an open window. Soon to come is a new motorway to add to the noise.I made a big mistake buying here, there is no joy living here for me, I am looking to sell, probably at a loss, if I can find a buyer.

One of the selling points for purchasing land at the surrounds was nightquarter!Now its Shut down Can we get a partial refund for the overpriced land we were conned into buying with stupid covernants that add nearly $15,000 to the cost of a house build and 2 story towers being built 1m off boundarys shadowing or blocking the natural light into adjacent homes!Anywhere else in the country would deem this requirement for setbacks illegal!So For $445,000 including rip off stamp duty you cant even have a proper 2 car driveway for a double garage because of the stupid council requirements for the curb cutout or a tv antenna on your roof or nbn!Also Rumour has it that in 5 years helensvale westfield will be demolished to make way for more housing adding congestion to the area!They never told us that at the sales office did they nor did they tell us about the proposed second m1 running 200m from our house in the future!Feel cheated and this estate should not have been approved by council!
