Little Real Estate Springwood

We have been renting with Little Real Estate for almost two years.The communication with our property manager within the first year was next to nothing and we were constantly left in the dark about questions we had asked.Within the second year, we received a new property manager, who appeared to be slightly better with communication which gave us a hope. During this time, We had a tenancy change and we’re asked to fill out a number of documents in order for this to happen. Almost two years on, the owners obviously found that Little Real Estate was not as effective as they should be and decided to change rental companies. When the new rental company rang me, she discussed that she has never received any documents in regard to a tenancy change and that even the owners are unaware of this change, with no proof that one of our current housemates has been living on the property for almost an entire year. We also discussed our ledger and was told we were an entire week behind in rent this entire time, but not once we’re we told? She told us this could potentially look bad when we are searching for new rental properties as it looks as if we are unable to keep up with our rental payments… Our payments were always on time with Little Real Estate, not once have we missed a payment, so it’s very confusing to understand how we were an entire week behind in rent. Overall we had a very mediocre experience with Little Real Estate, which has caused us a lot of stress. I will not be recommending them to anyone.

I have found my property manager Tamara Jarvis to be friendly, respectful and very hard working. I can't recommend Tamara and Little Real Estate highly enough - Keep up the great service.

We had rented for just over 4 years with Little Real Estate and could not be happier with everyone there. The communication between our latest property manager (Alanna) was fabulous, she was speedy in her replies and helped us with anything we needed done. Since we were told about our owners selling we were introduced to sales, (Tracey, Jacki & Wayne) they were considerate with inspections, open houses and all of the above. Will be recommending to everyone looking good a great real estate.

Pretty damn good property management. Tamara Jarvis, in particular, is professional and easy to communicate with. Little has done a stellar job over the last 6 years.

We have been with Little Real Estate at Springwood for nearly 10 years handling our two rental properties. They have given us nothing but the best service. I want to make a special mention to Nicole and Nolean from the Springwood office who are absolutely amazing. I would not trust my property with anyone else. Recommend these ladies in a heartbeat. :)

These guys couldn't organise a fire in a match factory.If you want your property to NOT be managed, then these guys are who you should go for. They are so incredibly disorganised and seem to have zero processes in place. Would give 0 stars if I could. We were willing to let the slacking off of inspecting the properties go. Willing to let the fact that a huge dog (that was not approved by us) dug up our back yard (which would have been seen if they inspected the property, ever). Unfortunately, this seems to be the standard with a lot of property managers.However, what brings me to writing this review is this - We allowed a tenant to vacate early, due to the very difficult rental market, and us moving into the property a month later. After the tenant vacated and all boxes ticked and monies cleared, Little Real Estate realised that when they'd changed over their billing system, they'd incorrectly allocated rent, which lead them to discover that our tenant was actually well in arrears! So, now we're now being chased to pay bills from tradespeople that the tenant or at the very least, the BOND SHOULD HAVE COVERED.We cannot let a small local trade business down, so we will have to pay them, but it is not how it should be.If you're a landlord, don't do it to yourself. It'll cost you.

Great staff all of our emails for repair all taken care of promptly and great negotiations for new rent too.I think Little have gotta be one of the best property managers around - that is because I have never heard a bad work against you guys - unlike others

We have had a few property managers over the last few year but our current property manager Daniel is a super star. As an owner on the west coast it is great having a PM that cares about your property as if it is his own. He went out of his way to assist with any issues and his communication is excellent. I have to admit, we have had a few PMs over the years which caused some concerns early on but things seem to have settled down now, which is refreshing. I can't fault Daniel's service and appreciate his dedication so based on this I would recommend this realtor.

If you are an investment property owner who is looking for an agent looks after your property, best NOT to choose this group. Long story short, we have discovered that the rental price we were getting in entire 2022 was at least $80 below market price(this was found out when we try to sell ours and getting appraisals for rental price from other agents). LQD house and rental price has gone up considerably after Covid and they have not done their job and deliver to their clients. We believe a suitably qualified property manager would have maintained a rental amount in line with current market conditions. Due to their negligent and failed in their fiduciary obligation to act in our best interest, the considerably loss that we have to deal with now and it was affecting on selling price.They barely perform inspections and routine price change with $5-10 a week recommendations WITHOUT active market research. We have made complaint but their response was that they fulfilled their job. We are reporting this to the higher authority now. I wanted to share our experience with people who are considering this agent before making the decision.
