Having recently retired, I decided to look at the prospect of selling my investment property myself, rather than use a traditional real estate agent. I was confident that the property would basically sell itself due to its location and the high demand that I have had from tenants throughout the period of my ownership. I had also previously received letters from people interested in buying the property if ever I chose to sell, so I knew that there would definitely be strong interest in the property once it was on the market. I was also confident in the fact that real estate agents don't really sell properties. I know this because in my own experience as a property purchaser, I have always found the property that I want, without the support of a real estate agent. The real estate agent has never had to sell me the property, I already knew that I wanted to buy it. The real estate agent was really just a conduit for organising the transaction - the offer to purchase & acceptance. I was confident that the property would sell, without the need for a real estate agent. What I wasn't confident about, was my ability to sell the property, as I had never sold a property before myself. That's why I engaged Revolutionary Real Estate, to provide me with support and strategic advice with selling my property in lieu of using a traditional agent.From our first discussion, David Kaity from Revolutionary Real Estate put me at ease in relation to my concerns about my lack of selling ability. He convinced me, correctly, that I didn't need to sell the property. As per my experience as a purchaser, my property would pretty much sell itself again. I just needed to be there to greet people during open home inspections and answer their questions - which I was obviously best placed to do rather than a real estate agent. Although a little nervous at the prospect, I actually enjoyed doing the open house process. It was great to talk to interested potential buyers and to be able to answer their questions. Being there myself, also meant that I knew what was going on in relation to the number of people going through, the level of genuine buyer interest versus people just coming for a 'sticky beak', etc.Prior to listing the property for sale (which David also supported me to do), David provided strategic and very valuable advice about what to focus on to improve the value of the property to buyers and as a consequence, the eventual property sale price. For quite a modest investment in professional trades assistance and some minor hands on work myself, I was able to transform the property into a very modern, fresh looking apartment, that was even more appealing to buyers than I knew it already had been. People inspecting the property were impressed that there was nothing left for them to organise or spend money on to make the apartment ready to move in to. I was able to upgrade the appearance of the property for very little outlay, following David's advice and recommendations. He even put me in contact with very reasonably priced floor covering suppliers!Whilst I was the 'front man' for all aspects of the sale of my property, David was available 24/7 behind the scenes to discuss issues, including offers, when they came up. He assisted with all necessary correspondence and communications, including drafting of the eventual sale contract. He also recommended an excellent conveyancer who handled all of the legal side of the sale for me. My property sold within a week of listing it and I received multiple offers. David's advice and support with consideration of and response to those offers was invaluable and eventuated in the final accepted offer being increased by $60,000. I also paid only half of what it would have cost me in commissions and associated selling costs, had I used a traditional real estate agent to sell the property. I was very happy with the strategic advice, support and mentoring that David Kaity from Revolutionary Real Estate provided to me and I have no hesitation recommending Revolutionary Real Estate to anyone else who is selling

Having previously bought and sold a number of commercial properties without involving real estate agents, I had no reservations to do the same when it came to selling our home in Darwin. Whereas my previously dealings had all been conducted off market, involving one on one negotiations, I was seeking a very different marketing strategy for the sale of our home.After doing some on-line research, I first contacted David six months prior to when we anticipated beginning the sales process. After a lengthy conversation and subsequent reading of David’s e-book, Real Estate Agents Don’t Sell Homes, I felt very confident that we could work together to achieve the best result possible. I would urge anyone who is contemplating selling their home, to read David’s book and ask yourself the question, why would you engage a person, who knows nothing about your home, to sell it to people who want to know everything about your home? To me, that seemed like a strategy that would achieve a mediocre result in return for a hefty commission.When it came time to place our house on the market, David did all the marketing and sales research, which enabled us to form a view of what price we could realistically achieve. He sought the best stylist and photographer before organising the advertising campaign through Realestate.com and Domain.com. We discussed various pricing strategies for our home and chose to advertise on the basis of offers above a base price. David handled the communications and negotiations with each prospective buyer up to the point of our acceptance of the best offer. Once we had accepted an offer, the process then passed to our respective legal representatives. A couple of minor issues arose from the building report, which David was able to attend to, and upon settlement I am pleased to say that we achieved a very pleasing result.I would also add that everybody who viewed our home commented that they enjoyed the process of dealing directly with the owner far more than dealing with an agent. Furthermore, I also enjoyed the process, despite feeling a little bit sorry for those who fell in love with our home but missed out on the opportunity to purchase it. To cap it off, when we add the saving of an agent’s commission to our sale price, it was a fantastic result. David’s involvement in the sale process is so much more than you would ever get from an agent, for a fraction of the fee. The best part is being in control of the entire process. The irony is that although David is beside you every step of the way, he never actually sets foot in your home. I see this process as the future face of the real estate industry and urge every seller to get on board now.
