Where do I even begin with describing our nightmare experience?POOR COMMUNICATION, INCOMPETENCY, FALSIFIED E-MAIL TRAILS AND WITHHOLDING PENALTY CHARGES WE INCURRED DUE TO NEGLIGENCE.As first time property buyers we were recommended by a trusted family friend who spoke highly of Shams from Quill Legal for our conveyancing needs. We got in touch with Shams in January 2021 who passed our file on to Kristine Bice, who was so difficult to deal as she would not always respond to our emails. There was a cooling off period after we placed our deposit, and during that period I followed up with Kristine why we still hadn't signed the sale of contract. It got to the point, where the developer's legal time had to reach out to us through the sales agent, as their emails were going unanswered as well, to follow up Kristine to return the signed contract back to them, or the land we had already put a deposit on would be returned to market. All we got was some poor excuse from Kristine about how they had to make changes to the contract, but we found out later that they had reissued the contract as per her requests, but she just didn't act on it with any priority or urgency.During the last two years, I have had limited correspondence with Kristine. When I asked her questions, she would not always respond, or if she did, would not always follow through as she said she would.The most recent act of unprofessionalism from her was when I had to retrieve a document from Kristine for our mortgage broker to prepare for pre-approval. I e-mailed Kristine on 3 separate occasions in November and called the office twice, asking for the paperwork to be sent through - every single time I was ignored, until I sent an angry email after a month of requesting. Then she had the audacity to apparently forward me an email from a few days prior asking me to confirm that I had received it, which of course I hadn't. Upon closer inspection, I could see that the formatting of the forwarded" email was inconsistent with a true reply/forwarded email. She had falsified an email trail to cover her incompetency and to try and show Shams that she had already forwarded us the paperwork. I sent a complaint to Shams proving that Kristine lied by not sending a genuine email trail. It was at that point
