We stayed in room 37 (a spa bath room) for two nights recently. Overall it was a disappointing stay. Maybe people in the other types of rooms/apartments had a better experience, but we did not, unfortunately. At least we were going as a family and were out and about a lot - I would feel sorry for a couple if they had our room for a romantic getaway. We did consider leaving early to go back home.Firstly, the positives. The property landscaping appears well maintained and attractive. The on-site trampoline is quite large and a big hit with our child. The management was responsive to requests before our arrival (e.g. changing rooms at our request and refunding the difference). The reminder text messages leading up to our stay were welcome. The staff were polite. However, these were offset by the negatives.1. For check-in, no one was in the office at the time of our scheduled arrival - which we advised in advance. There was a mobile phone number provided on the office window to get someone to come out, but it was a somewhat nervous way to start a stay, particularly when it was cold, rainy and dark!2. As we discovered the next day, to get breakfast we needed to have ordered it the night before at the front desk. Unfortunately, we were not advised of this when we checked in, so we missed out on breakfast. We had prepaid for breakfast, so the resort did at least refund us for this cost. We ended up going to a local cafe instead, as the breakfast menu looked quite expensive for what it was when I finally saw it - juices, muesli and fruit toast (the pricing structure had changed since we booked but we weren’t informed of the changes). For breakfast items like this, we didn’t understand why it just wasn’t included in the room upon arrival.3. Upon booking in April, the website advised that the pool heater was malfunctioning and would be running at 26C instead of 31C. No problem we thought - it should be fixed by the time of our stay in June. Unfortunately it was still broken when we stayed, which made for a fairly cold swim. An indoor heated pool was one of the main reasons we selected this resort, so this was disappointing.4. Our bathroom had a horrible sewage like odour - either from the fan ventilation or the sink/bath drains. We had to block the drains and run the fans nonstop to keep it under control.5. The walls are quite thin and you can hear people in neighbouring rooms quite easily. Depending on your luck you may or may not have a good nights sleep.6. Our room was not cleaned during the day (ie beds made, towels replaced), which is a big reason why we preferred to stay in a hotel rather than an Airbnb. They did action this upon request, however it was quite strange that it wasn’t done as per normal practice at other hotels.

Just finished a 5 day stay here with my family and was very disappointed in lots of things about this resort. Uses the words “family friendly” but felt this wasn’t accurate at all. Was given a second story room with a huge staircase, and no one assisted in helping us carry our mountain of stuff in. 33 weeks pregnant travelling with my mum, a toddler and an 18 month old, the young girl I asked just watched. The heated pool, which was the main attraction for our stay there, was broken the entire time. Maybe make a note on your website stating that so people don’t book assuming they can actually use the facilities that they pay for. It was beyond freezing without it and no one could tell me when it would be fixed, it was just broken “indefinitely”. Wanted to dry some of my kids clothes one day and was charged $5 for the use of a dryer for 25 minutes!? Rip off. Why am I paying all this money to then be charged more for the simple act of drying clothes? The website looks so beautiful and full of activities, but kept finding things that were either broken or damaged (bed springs were broken, tv didn’t work on arrival) so absolutely not worth the money.

This place is so nice, this is the first accommodation I have had in Victoria where the bed was actually comfortable and not a slab of rock. The rooms are beautiful, clean, and have everything you need. I didn’t get a chance to try all the amenities (pool, tennis court etc) but I would happily return anytime. The location is also a great landing zone for a great ocean road trip. Staff were polite and friendly, everything here was just lovely.

Such a great resort with many facilities. Staff were all extremely friendly and went out of their way to ensure our stay was the best it could be. Clean rooms and can’t find a complaint. Will definitely be coming back here!

Unfortunately I would not recommend friends to stay at the resort. Though would highly recommend they use Lux Spa.We paid an extra fee for it being a public holiday yet with no prior warning before arrival we were told the pool heating was broken so we could not use the pool, which we heard had not been in operation since April. It’s now mid June. Our room was cluttered with chairs. For a room that sleeps 4 we had 8 chairs on our thin balcony. 3 very uncomfortable lounge chairs with one comfortable sofa. A dining table with 6 chairs. So much useless furniture it felt like a storage space for the resort rather than a comfortable space to relax. We had a sauna on our first night, the receptionist did not acknowledge us on our way out, only to call us when we returned to our room that he needed for us to go back and clear this charge by close of business. Within 10 minutes we had knocking at our door about the same matter. We were getting ready to go to dinner and had explained we would be down soon. There was confusion with our breakfast and the pricing/what actually was being provided and when we did receive it the Keffir bottle was covered in black mould spots and we were missing items we had selected on their sheet.Despite providing two shower heads in the shower they did not work at the same time - would be luke warm if both were running and had a far weaker pressure then when used one at a time.I didn’t have much to do with the receptionist but the only time he seemed friendly and sincere about the problems of our stay was at our departure.Though on a better note, the staff and service of the Lux Spa were lovely and professional and made our experience a delight.

Stayed here for a weekend.Car park is absolutely horrendous way too many cars for the amount of guest staying.Paper thin walls and can hear your neighbours very easily.Wasn’t the cleanest of stays as well.Rooms during the season of daylight savings are very bright and unable to get much sleepRoom was located right next to laundry and could hear washings machine ect none stopLots of banging

This place was great. Far exceeded my expectations. Small details like coffee machine, choice of modern furnishings, heated pool and location make this really great. I'd expect to pay far more for this level of quality

We stayed there as a family of 4 (2 adults and 2 children) and the flat was very spacious. Clean, great balcony and everything you would want. We only booked 1 night but we will be booking again for longer. It's perfectly located, short walk from beach, cafés and restaurants. Thanks to the Great Ocean Road Resort for a great break!

Recently we stayed at the Great Ocean Road Resort. During booking our stay it was made clear that we were celebrating and that the group would consist of two couples. Once arriving at the room, we were shocked that the room was unlike the photo's on the website where you should not be fooled, it looked nothing like the website. The room was cold and unwelcoming, it was poorly furnished and well used. There was one split system to service 3 closed rooms and the room with windows were freezing cold over night due to the lack of Isolation or double glazing. As earlier it was made clear that our party would have two Couples, however the rooms were a double bed and 2 singles. Including Adult and Child like towels. There was no resort like gifts waiting our arrival. One of the reasons we chose to stay at the resort was that there was a indoor heated pool, upon arrival we were informed that there was an issue with the pool heating and while a being a few degrees cooler, it was still warmer then the sea"
