My husband and I live in Sydney and decided in the midst of the Covid 19 crisis to purchase a house in the Sunshine Coast. Obviously, due to border restrictions etc, we had to do the whole thing online. I did a Google search and found Tim Williams Property Lawyers. The best decision I ever made. I would not recommend to use Tim Williams Property Lawyers" for your home purchasing.I used them for purchasing our home. When our settlement had been booked

I had previously engaged tw property lawyers for a sale of my property and also for a purchase at a fixed fee price. Both encounters with this firm ran smoothly and the staff were very proffessional and of high standard which helped made both my sale and purchase easy. Their fixed fee quoted was honoured and I was happy with the results and did not hesitate to engage them to represent our recent sale. Unfortunately my recent encounter for the sale of my property without a mortgage involved, therefore should have been very straight forward and easy was nothing short of a very stressful nightmare. 2 days after the contract was signed I received forms from this firm to be completed for verification of identity and a client authorization document, which I completed 2 days after the contract was signed. I along with my husband personally delivered the documentation and passport photo required signed by a Justice of the peace to their office and was told everything was in order. Settlement was a 30 day contract and was extended by the buyer to a 45 contract. 3 business days prior to settlement I was contacted by my case manager to advise me that the documents held in the office for 5 weeks were not in order as advised when we personally delivered them. The buyers extended the 30 day contract due to bank issues which I agreed but the fees for the adjustments were agreed to be paid to tw property lawyers by the buyer. This firm not only charged the buyer as agreed but also charged me an extra charge 4 x greater than our fixed fee quoted, and with conflicting advice in regards to the verification of identity process, put us in a very stressful and difficult position of breach of contract, which they had 5 weeks in advance. When we approached them in regards to this error things became very strained and the firm opted to cease representation on our behalf 2 days prior to settlement. The firm reconsidered their position but the day of settlement we were given less than hour to overview the document for dispursements for settlement. Many errors made by the firm on their calculations which needed to be rectified including extra charges 4 x our quoted fixed fee. We tried to dispute this extra fee and asked for a break down of the exuberant fee but we were not given the opportunity and were told the firm required their full fee at settlement. Luckily for us settlement was delayed whereby it gave us the opportunity to bring the errors to their attention to be amended and we asked if they could do this and give us a few hours to overview the documents without such haste as the day prior.Again the amended documents were emailed less than an hour prior to settlement, yet we advised them of the error more than 3 hours prior to settlement. Upon settlement, so as not to be in breach of settlement, due to the time frame tw property gave us, we requested an itemized account of the thousands of dollars they charged us above the fixed price quoted. We were told if we require an itemized account, the extra charges charged would be withdrawn and doubled in order for us to receive a itemized account of the extra charges above the fixed rate charge. The matter and their representation has now been lodged with the legal services commission qld and will now have to be investigated. I would not reccomend this firm and be very cautious to appoint them, as a very simple settlement on this occasion was nothing short of a very expensive nightmare. I was forced to pay 3 times more for a sale than I did a purchase. I would never use them again nor recommend this firm to anyone else. Before appointing a convency solicitor read the reviews.
