After being a tenant at Smallacombe Sanderson for three years, I could not recommend their services. The issues we faced at the end of our tenancy and the management of maintenance issues did not show, in my opinion, professionalism and were evidently consistent with the negative experiences of other former tenants of this company.

These guys are fantastic to deal with, and we have had great experiences with them. This is through many business dealings over the last 15 years.

After appraising my house for $1,048,000 and eventually selling it for $900,000 after a year on the market a drop of around 14% when house prices are on the rise, how could I be anything but disappointed?The rhetoric was always the same, the house will sell it just needs the right buyer.Then it began, I think we need to look at the price." This review refers to the RENTAL side of the business. We rented an old property for three years. When we moved in, we were unhappy with the cleanliness having viewed the property when the previous tenants were still in. I asked for a cleaner, they ignored the request. Over the three years we were there, we deep cleaned it, transformed the garden, and looked after it very well. I wrote them, documenting this. I had a feeling that we would run into trouble, owing to an initially unprofessional agent, so I took many photos upon moving in. Over the course of the tenancy, we had three agents. Upon vacating, the third agent tried to take our bond for... cleaning! When I had asked for them to provide a cleaner when we moved in, and then deep cleaned it myself. I sent them the photos and threatened tribunal and from the final return of the keys there it took two further weeks to get our bond back. The final agent we had was unresponsive and difficult to get answers from. If you rent from them - TAKE PHOTOS so you can defend your bond.

The senior property manager is very kind and patient in helping me solve problems.

I took on a lease with Smallercombesanderson believing they were a professional organisation , i made the lease application and was successful , i was happy because the property is just around the corner from my fathers house and he had been recently diagnosed with cancer so it was nice to be close by and they knew that. Well it all started approximately 2 years ago everything seemed fine until the property manager handed me the keys , the next thing she said was you had better look after that lawn" i was in shock because the front lawn was a dustbowl and the back lawn was half way up to my knees it had been 2 weeks since i had viewed the property. When i shifted in the alarm started going crazy and i could not turn it off and they tried to make me feel guilty requesting their alarm technician come and fix it. So in any case i fixed up the damn lawn but because the house is old and there are big trees around a lot of maintenance issues started to occur

They dont care about people when we need some support... they only care about the rent being paid on time! They will eventually hurt your feelings! Trust me !!
