Inspected a property as a potential buyer today and asked if vendor would consider a private offer. Of course obtained a response that vendor had not thought about that and would like to wait and see how it goes with the following inspections or might still go ahead with auction which is understandable. However, when checking about vendor's expectation on price, I was advised that the vendor would not consider any price within listed price range!? It makes sense that the vendor definitely wants to sell the property at a price as high as it can be, but, if the price listed by you does not match vendor's expecting selling price, it will just give out an unprofessional and deceptive image of your service as you are misleading buyers and wasting their time. Perhaps you do not care, as they are not your customers.
