York’s very own Fawlty Towers. Clean. Good location but driveway dangerous to walk down, after dark, (my husband nearly fell) and needs more clearance to drive down. No wifi. Paper-thin walls. Careless host - thought I was “John” when she called me (not to mention other issues and inefficiencies). You should hear what went wrong for our neighbour!

Had a mostly comfortable stay, but the room needs some maintenance/repairs, spider webs removed and the walls are very thin. Our bed lamps did not even have globes installed. Parking entrance obscured and narrow, obstacles can be removed. Expected a little more...

Booked for 2 nights. Shower was cold both nights and owner didn't care (I was the only person there so it wasn't as though other people used all the hot water before me) Pillows were stained and yellow under the pillow covers. Thick dust under the beds. Got told to leave at 9am instead of 10am because they had bookings arriving. Room was nicely decorated and good location. Could walk to everything.

We came to York as a last minute random pointer on a map, we hadn’t been here in 25 years since we were kids, the rooms were perfect and clean. More like a small unit fully self contained. Can walk everywhere as it is pretty much in the centre of town. But tucked away from the Main Street, very quite and well maintained.We arrived early and a quick call to inform the Owner Kerry. She was able to allow us to check in 30mins early.Beautiful location, friendly people WE WILL DEFINITELY BE BACK, LOVED IT!!!!

Apparently we had a Deluxe Queen which was 2 single beds, 1 coffee cup between 2 of us, broken towel rail in bathroom, curtains hanging off the rails, air-conditioning didn't work, you had to unplug the fridge to use the jug, needed a good clean especially up by the air-conditioning, no rubbish bin and a faux leather chair that was so old it kept dropping black bits on the floor when you brushed past it. Wouldn't rush back there

Great location good price easy to book room meet needs only complaint the pillows weren’t great and for short people getting into the spa was difficult without a step on thenoutside

The ads were misleading. Our room was different from what it looked like in the Airbnb ad. We stayed in a room called Ruby. It was a very cagy and dark room with gas capsules showing through the window. There were some cheap plastic chairs outside and no toilet rolls. We left the place straight away. Kerry refused to compensate us for our money, even partially. Our neighbours, though, had a better room. So it is a matter of luck if you get a good or bad space.

Perfectly located set back from the main road so you can explore York on foot. We found no negatives - clean rooms with comfortable beds, chairs and table, coffee/tea facilities, bar fridge and micro, lovely country garden, daily room cleaning and spa bath was an added special touch! I would recommend ringing to book rather than booking through websites as the Manager was very helpful in assisting us to choose the right rooms for our large family's needs.

COVID CLEANING DOESN'T APPLY HEREFilthy, and no apology from the remotely located host.I appreciate that this is budget, motel-style accommodation, but it should be clean, and the host should be responsible and helpful when someone lets her know about the state of the room.Expect:1. Muddy (bloody?) handprints on the wall over the toilet2. Dead ants on the top of the fridge (they'd drowned in whatever liquid was left on top of the fridge)3. An unclean fridge4. Dust everywhereDon't expect1. The host Kerry to come out in response to a complaint. She's 20km away, check-in is remote and she has no interest2. For her to confirm a time when the same ineffective cleaner will come out to have a second go3. That you'll get your money back, she'll refuse.
