We had the bad luck to be baited by a representative of Belle North Ryde (Phil A., steer clear of him, you have been warned), on a potential off market sale of our property at a very attractive and almost guaranteed minimum price, based on his so-called exclusive portfolio of private investors and developers. We currently are overseas to look after a sick relative, and we were between 2 tenants, therefore we were quite in a highly vulnerable position. But he oozed confidence, said our block had enough front length and could easily be grown into a 2 x semis one, lured us, and got us to sign an exclusive sale agreement of 3 months (that fortunately we reduced to this from the 6 months they initially asked for). One week after agreement sign off, we eventually received a rather pathetic mock market report from Phil A., telling us that actually the property's interest sat more around a number 20% under what was initially suggested. The portfolio of private investors was actually made of 2, one of which was anyways looking for a particular block size not matching ours, which could have been seen and said from day one. The rest of 3 or 4 other prospects were actually unfortunate under-bidders from other auctions, who anyways did not have the sort of money we had been talked about. He never said his initial assessment was wrong, but just deflected on the sacrosanct market conditions, an old one. Conclusion: We were suddenly offered to go to market, via auction, with the usually hefty marketing, styling and auction fees, with a target set at a good -20% under the initial reserve price we contracted for. At this stage, we were already 3 weeks without rental revenue, and feeling somehow unexpectedly cornered into something we did not want to do. Taking the weekend to reflect on the most sensible course of action for us, we decided to withdraw the property from sale and put it back on the rental market. We therefore very politely informed Phil A. from Belle Property about our decision, by email and via the Whatsapp group chat on which he had been very chatty so far. Guess what happened? No replies ... at all, to our 2 emails and to our Whatsapp messages: Completely ghosted! Like this could happen in your average totally immature teenager relationship. Unbelievable. After a couple of weeks of silence from Phil A. from Belle Property North Ryde, as well as his little henchmen, we now know what we are dealing with: Absolute lack of professionalism, bordering commercial malpractice and abusive sales methods. Would have we been in Australia, that would have been a fun case to take to the attention of the Fair Trade Commission. But we can't be bothered, and we prefer to warn other honest property owners in North Ryde about the type of shady behaviour and manoeuvres in the dark they are at risk to experience, if they get anywhere near this company, or at least this individual. The lucky and happy ending to this story is that we took our property back to our previous rental agent, who found for it a lovely tenant in a matter of days. But this story will be told in another review, a 5 star one this time.I repeat: Steer clear from Bell property North Ryde and their agent Phil A. Stay safe out there, in this shark pool.

An͏ exceptionally professional and knowledgeable agent with a great sense of the property market.Daniel and Eva were working on the sales campaign of our townhouse earlier this year and achieved a great result selling our townhouse. Daniel, Eva and entire team is exceptionally professional, have excellent knowledge of the market and unique ability to sense their clients' trigger points and intentions. As part of appraisal process Daniel was able to 'predict' the price range with the high level of precision and sold our townhouse at the upper part of the range. Daniel & Eva have fantastic communication skills capable to speak in multiple languages and always have reasonable arguments under their sleeves. During the sales campaign, Daniel and the team were very prompt updating us on the recent developments and did do follow up communication with interested buyers.It was a pleasure working with Daniel, Eva, Patrick & Faye.
