1 star is too much for this real estate.If you’re a tenant I highly recommend when you are looking to move out to place a claim for your own bond otherwise you’ll be waiting weeks to months with next to no communication. Make sure you have recorded every detail when you move in plus keep a copy of the condition report.I was told that the oven wasn’t clean when I moved out lucky for me I had it in my condition report that the oven wasn’t clean when I moved in although they still took 2-3 weeks to respond back to me so I claimed my own bond and received a full refund.When I checked the advertisement they also increased the rent from 450 to 620. The property has no air con, no proper ventilation in the bathroom causing mold on the ceiling, 1st level apartment with no natural light, garbage chute is on opposite side of the apartment block meaning you carry your garbage through the lift making the whole apartment block smell and the kitchen sink had no water pressure.

Worst renting experience in my life. Move in and told I can't use the bathroom because of a leak, no fire escape key, listed for sale 4 weeks after I move in, open houses every weekend for over 6 months. Then they increase the rent by $30 per week. Beware potential tenants! The place was not spotless when I moved in, a few weeks later the rest of the building was treated for cockroaches, except for my apartment. Of course, they all migrate to my place and after multiple attempts at removing them the property manager is making me pay for professional treatment. The owners will not pay for anything. I waited 3 weeks for them to fix the bathroom leak because they wouldn't pay for it. I waited 3 months for a fire escape key because they wouldn't pay for it.Do yourself a favour and don't rent from these people.

I personally not recommend this company to lease a unit to anyone. Even if you report they never responds, never listen or fix the issue. While end of the lease they do a inspection and want to charge extra money for nothing, for a stupid thing they look a reason to charge the money, even they want to charge the money which was already missing from the beigining . worst experience want to deduct all bond money, everyone understand cleanliness is important that doesnt mean that you can look out of box to find the dirt to charge the money, also they look a damage which is there from the start and send you same photo twice saying it was damage,

It was really horrible renting experience in our lives. 1: Before we moved in, the staff said :can fix all issues( we found) within 7 days after we move in.Actually, the owner only fixed half issues which we found within 7 days. The curtains were old and broken ( refused to change all) , the flys screen ( dropped , only fixed with sticky tap) and etc. we reported unsafe environment, they didn’t care. Only care is about your rent! 2: poor communication through all rental period, the agent hardly reply our emails / texts. Only Call us twice ( 1: increasing rent 2. Renew ? We said no , and then they terminate the rental contract) 3: holding the bond although we have used the agent pointed cleaner and gardener. They tried to find next Tennent before release the bond( unprofessional). Over 6 weeks, we finally got the bond back after many calls, messages and requested pay our interest if not return our bond!NOT RECOMMENDED anyone who wants to rent a place from THIS AGENT!

I really NOT RECOMMEND you all rent or buy from the agency. I did hope that I looked all the reviews before I moved in. During the whole rental, we were super careful with the apartment and we did two times cleaning (one by ourselves and another by the cleaning guy they recommended). Even with these, they asked us to paid $1000 to change the whole bedroom carpet because there’s a sink(which is not caused by us definitely cause we don’t even notice the place before they told us) and their cleaning guy cannot remove it. The whole unreasonable requests ($1000) will be reported to fairtrading if they insist on that. Unbelievable!!!I’d give 0 stars if I can

I would not recommend doing contract work on any properties managed by Angelland. I have been a contractor for this company and getting paid is like getting blood from a stone. No communication from multiple invoices and follow up emails for months. Finally receive payment after seeking civil action, however has ignored the late payments fees added for fair time associated with chasing the payments. Very disappointed.

Don’t rent from this agent. If you are a tenant, must take every part of the house before you move in for the condition report and keep it. The agent never report any issue in the report and try to claim is your fault at the end of the lease. Make sure you submit the bond claim form by yourself once you return the key to them. Took me a month to get my bond back. Return the key to the agent and they never follow up. Exit inspection done after two and a half weeks and ask you to do a touch up cleaning and claim the small damages which are in the condition report prior to we move in. We claimed the bond online by ourselves and inform the agent if there is any dispute, please take it to the tribunal to determine. Then the agent stop argue but we still need to wait for 14 days to get our bond back. Won’t recommend this agent. Too bad google must give one star or else I will give ‘zero’ star for this real estate.

Completely dodgy and bullying tactics from this agency! When we tried to organise a time to pick up keys and complete whatever cleaning they claimed was inadequate they wanted to charge a daily rent !!! Then they backtracked and tried to claim that we enter via the balcony door that they would unlock prior! We don't want to be liable if anything is stolen or damaged before or after our clean! Waited a week after the end of the lease for them to itemize the costs required for repair/ clean they claimed was not enough. Got advice from the NSW fair trading and submitted the claim form the following week. Agent contacted us directly asking for us to pay them after we got the bond money back without even sending a list that we could even evaluate or agree upon! When we were not as responsive he tried bullying about taking us to court.

I would give this agency 0 stars if I could. Lazy agents who are unbothered to do their job properly! We had some kitchen lights broken in our apartment which we asked to have fixed however were blown off everytime. I had to keep chasing up the issue. We did not have lights in the kitchen for a total of 10 months! They weren't fixed even prior to move out! I was told to just use my own lighting there which I ended up using a lamp so that I could see. An electrician came one day, took the lights, said he'll fix them and never came back. Same issue with a faulty intercom.We had 3 different agents in the 3.5 years we spent with them and when you call an agent, they are always in a rush to get you off the phone. Almost trying to aviod you. They will lie straight to your face by saying they gave your 'good' reference when they never did lmao. My current agent tried to contact them (Penny) a few times with no response. Bills are sent late but when they want money from you for other things, they are very quick to be in contact with you.They will cut your bond for general wear and tear. Not to mention that they (Lucy) do not provide receipts for any 'work' done. I asked for a receipt to be sent around 5 times. Pretty patient and generous of me. After no response, and only a tenancy ledger sent... I will be contacting fair trade and tribunal regarding this and lodgeding a complaint. Also need to mention that your bond will be given back to you after 2-3 months post move out.We had used some no damage hooks to hang up some pictures around the apartment which we hadn't removed just yet and were told that they will charge us $50 per hook left on the wall. Joke and scam of an agency. AVIOD AT ALL COSTS! They need to be put in their place.
