We purchased a display home from Emerald Developments recently and WOW, we have been thoroughly impressed with the quality of the product and especially with the professionalism and helpfulness of every member of the team that we have dealt with (before and after the purchase). My experience with Emerald Developments left me deeply disappointed and frustrated. Not only did they fail to fulfill their contractual obligations regarding the hybrid flooring I had selected during my colour consult, but they also demonstrated negligence in important aspects of the project.Firstly, they disregarded the agreed-upon installation of the hybrid flooring product, opting to install a different flooring material without my knowledge or consent. This resulted in a significant mismatch between the flooring and the furniture and fixtures throughout my home, which was a direct contradiction to my specific requests.Additionally, their lack of attention during the site cut led to my NBN pit being fully buried, making it inaccessible for connection. As a result, I was left without an NBN connection and had to spend extra money to have it rectified separately.Emerald Developments' lack of compliance with contractual specifications, their negligence in crucial areas, and the flooring mismatch have caused me significant inconvenience and financial burden. I strongly caution against hiring them as a reliable or competent builder. Ensure thorough communication and documentation of your preferences to avoid the frustration and disappointment I experienced.

I am currently building with Emerald Developments and live interstate. The customer service has been amazing and their weekly updates appreciated. The staff are very helpful and willing to assist with any matter. A credit to the company.

PART 1We were so excited to start our build with Emerald Developments. The excitement was short lived.We were told “things we wanted to hear” rather than the truth. Example; you will have your colour selection before signing the HIA contract so you know exactly how much your build will cost. Our HIA contract was sent out to be signed weeks before our colour selection was even booked in. Once Cheryl received our soil test report we got an email stating “you won’t need the provisional sum of $10,000 for piers which was included in your quote” once our drawings went to the engineer we in-fact needed 22 piers. We were told your build will start 12 weeks after you have signed your LOE, we signed at the beginning of April, our site wasn’t cut until September. These are just a few things at the start of our build.We move past the sales team & now we have to communicate with the operations manager in the office. When I say communicate I mean constantly chasing responses to our emails, calling to try and get answers but never being able to speak with the OM. Having to send the same email or repeat yourself until things on your quote/file were fixed up. I asked to upgrade a few things, we got hit with the variation admin fee (which again were promised by Cheryl we would not get hit with) Kristy was trying to charge us $750, in our contract 1 part said $500 admin fee & another part $700. So the contract wasn’t even reflecting what they were trying to charge!I received an email with another clients “weekly update” this email had the clients names, address, email address etc… when I responded & said this was a mistake I got a response of “oops sorry”. I felt this was very unprofessional & a data breach should be taken more serious!These are just a few things we struggled with when dealing with the office.Things moved along pretty fast once our slab went down in November. My husband is a carpenter & done all the carpentry on the house, he was constantly short materials & it was much quicker for him to just get the materials himself & carry on. The bricklayers were short bricks. The tilers had enough tiles left over to tile another house! Just a lot of inconsistencies with building materials etc…Our timber posts were wrong and it took over 3 weeks to get anywhere with the office in regards to this, the SS was also hounding the office regarding this & he would contact us asking if we had heard from the office, we ended up going & getting the timber posts just so our build could keep moving forward.Our build is nearing completion & we do our pci walk through, the site supervisor then leaves & we have to do another walk through with Matt to make sure nothing was missed in the handover.

I have worked with Emerald Developments for over 12 months and have always found Matt and Lia such a pleasure to deal with. They are transparent and good communicators who are genuinely passionate about what they do. I am proud to represent them and will always advocate on their behalf.

Where do I even begin with my horrendous experience with Emerald Developments? Their lack of professionalism, negligence, and refusal to address multiple defects have left me utterly disappointed and regretful of my decision to entrust them with my home.First and foremost, their inability to address defects during the handover was simply unacceptable. Despite bringing these issues to their attention, Emerald Developments dismissively assured me that they would be taken care of during the 12-month maintenance period. However, I was appalled to discover that they were willing to leave my house with obvious defects on full display for all my family and friends to see. This lack of attention to detail and disregard for customer satisfaction is both disappointing and unprofessional.The presence of these defects not only tarnished the overall appearance of my home but also raised serious concerns about the quality of Emerald Developments' workmanship. It is disheartening to witness such a blatant lack of care and a complete disregard for delivering a high-quality product.Moreover, their failure to promptly resolve these defects further showcases their lack of commitment to excellence. Their disregard for crucial aspects of the project continued to manifest itself. The most glaring example was the island bench, which was delivered a shocking 300mm shorter than what was clearly documented and promised. This substantial discrepancy not only compromises the functionality of my kitchen but also highlights their blatant lack of attention to detail.Adding insult to injury, Emerald Developments completely overlooked our explicit request for the installation of smart wastes. It took an exasperating amount of effort and countless emails to even receive a paltry $400 as compensation, which was grossly inadequate considering the additional costs and inconveniences we had to endure.Furthermore, their lack of building knowledge and oversight is truly disconcerting. Despite clearly informing them about our plans to install solar panels after handover, they proceeded to charge us an additional $1000 to upgrade the trusses. Their complete disregard for this crucial detail and their reluctant consideration of a credit only after persistent pressure is a testament to their lack of professionalism and accountability.I cannot stress this enough: avoid Emerald Developments at all costs. Their unprofessionalism, negligence, and abundance of defects make them an unreliable and unsatisfactory choice for any building project. Seek out a builder who values attention to detail, professionalism, and customer satisfaction. Don't make the same mistake I did.
