I have just read through all the reviews listed here, both good and bad. I was extremely surprised to read the bad reviews. We rented a home through Sutherlands Property Management for about 6years, we always found the staff very friendly and caring as well as professional and diligent with looking after us as tenants and the home owner. We have been in business for over 40 years and as much as you put your heart and soul into doing the very best for your clients, there are always those who for what ever reason, you just can’t please. Colleen and her staff are lovely people and we have been very blessed to be able to rent through their agency. When we were impacted with the Coved 19 disaster and had to give notice, They were very compassionate and negotiated with the home owner for us to break our lease. We all need to take responsibility for ourselves and our circumstances but don’t be too proud to accept a little help along the way. Thank you very much to Sutherlands and the wonderful staff for all their help. Everyone deserves a chance and for every bad review there are plenty of good reviews, so do yourself a favour and make up your own mind

Best Property Managers you will find! We have recently transferred the management of our rental property from another firm to Sutherlands Group. All the staff are professional, efficient, courteous and very dedicated. They sourced and managed renovations over our property and communication was brilliant. In short, these ladies are on the ball. Don't waste your time or energy considering anyone else, just get on the phone to Sutherlands and you will find for yourself how wonderful their service is. Nothing will be too much trouble, and they will look after you and your property with a friendly welcome on top. Thanks Ladies, love your work!

We have used Colleen and her team at Sutherlands to manage our investment property for 17 years and cannot recommend them highly enough.The friendly and courteous team are quick to follow up on any query and they also ensure all inspections, repairs etc are carried on schedule.The inspections are also documented in a detailed report including photos so that, even remotely, we always have an up to date view of our property and its condition.

Sutherlands has been a fantastic manager of my little retirement nest egg investment property in outer Brisbane. I understand that both 2021 and 2022 have been tough years for many property managers, but Colleen, Brianna and the wider group have nonetheless managed things to such an extent that I rarely need to get involved: everything is seemless! I am so relieved that my family is no longer under the influence of Sutherlands Property Management Group. My recommendation to other Sutherlands tenants is to move. If that is not feasible then I recommend that they keep the RTA and TenantsQLD on speed dial.We were introduced to Sutherlands when they took over management of the house we were leasing through another agent. The first dispute occurred within 1 week. We had to choose between, going into rent arrears and raising a dispute with the RTA, or accepting payment terms that were less favourable to the terms contained in our lease.As I had my daughter, grand daughter and grandson living with us I did not want to put them at risk due to rent arrears. So I caved in and accepted the less favourable payment terms.The next major dispute related to the bond when we left. Sutherlands raised an application with QCAT against my daughter and son-in-law but not against myself or my wife who were also on the lease. The reader can decide whether it was cowardly not to include myself and my wife so that we could defend ourselves at QCAT, or predatory, to include my daughter and son-in-law who were so busy with a young family, careers and a business.The reader may decide it was both cowardly and predatory.I managed to get myself attached to Sutherlands QCAT application (so I could represent myself) and be made the representative for the others at their request (so they could focus on their actual extremely busy lives). The hearing was held three months after we vacated the property.All aspects of Sutherlands initial application against my daughter and son-in-law were dismissed.The QCAT adjudicator said that, under Qld legislation Sutherlands had an obligation to mitigate our losses and that, rather than mitigating our loss, Sutherlands actions actually caused our loss. I.e. the adjudicator found that Sutherlands actions were the opposite of what was required by the legislation.The QCAT decision was not lucky on the day" as Sutherlands have claimed in a response to a facebook review. This result was the outcome of at least 40 hours of hard work to save approximately $1

I rented from Sutherlands Property Management for just over a year. They made the experience very easy in regards to the lease and keys. They looked after me the entire time especially when I locked myself out of the complex, they made extra effort to drive the keys to my work to make sure I was able to return home that day without any fuss. All maintenance was taken care of. Both Lachlan and Bree were very rapid with email responses. They were kind, understanding and I would highly recommend them. Thank you!

Disappointed, thought this company was good.I bought my property from Colleen, she came across as a very warm and caring lady. I’m not sure what has happened.I moved to WA and rented my property out through them. A few times I was unhappy with maintenance done on the property and the charges. I won’t get into that.Recently, a key had snapped off in the back door, I had employed a professional cleaner to clean the unit as it was going up for sale. The cleaner accidentally snapped the key off in the lock. So I emailed Brianna and asked her to have the lock replaced and I also needed wheels on two sliding doors replaced.The handyman replaced the lock and wheels for a grand total of $448.50. When I arrived back from WA recently and checked the property I noticed the lock had not been replaced. I emailed Brianna and she blamed it on the tenant. Said the tenant had directed the handyman to the wrong door? (The receipt says, key snapped off in cylinder…?)Brianna sent me the handyman’s number and said I would have to call him so he can explain what happened and if I got him out again, I would be charged.That’s when I decided to call Colleen, she didn’t answer and didn’t call back. I messaged her the next day and she wrote back saying she was out of the office, said she’d have to talk to Brianna about it and said I’d have to call the handyman and sort it out. I replied and said I had arranged her company to fix the door and it wasn’t my communication problem that caused the issue. It been 10 days and have heard nothing.I was quite upset by this situation and it takes a lot for me to write bad reviews so this is truely deserved.I have gone to Mitre10 and bought another lock for $18 and I’ll do the job myself. I have been in disbelief about the way I have been treated. It’s turned me off using real estate companies in future. I will learn how to manage my own properties in future so thanks for the lessons.

I went through my rental experience with Sutherlands with ease, unfortunately, I was given notice to leave due to the owners coming back to their house. Bree was so helpful with references so I could get another home to go too! Thank you for your kind assistance, it was smooooth sailing, and the plus was I got all my bond back.
