Melissa and the team have managed properties for us for several years. They have been excellent with communication, and have diligently taken care of any maintenance issues as per our direction in a very timely manner. They have found really good tenants for us and have ensured our role as landlords has been as easy and uninvolved as we have wanted it to be. Melissa has been worth every penny in management fees and we would absolutely recommend her and the team.In the last 5 years we have had Richard sell 2 houses for us and both times we have been blown away be how easy he has made the process. We have followed his recommendations in terms of what to do and what not to do prior to listing the properties. Both houses have sold for well above what we were anticipating, and we could not be happier. Richard even remembered our preferred conveyancer and was on top of that before we were the second time around! We have already recommended Richard to friends and family who have also had excellent outcomes. We could not imagine ever choosing another agent.

I used 1289 as a property manager for a number of years. I had no real need to engage the Property Manager (Melissa) for any reason other than to renew my lease with my long term & stable tenant. When my tenant moved out giving little notice I was then needing more support the customer service, support & engagement I saw dropped away.I decided to sell the property & did use the other side of the business (Richard) & found this a very easy process.My tenant left the property mid-way through a lease.I was advised that the bond would cover rent while we sought a new tenant, however when I tried to lock in any details about the bond return or any additional debt owing to me I was advised the bond was being recovered & this would take time.I continued to query & had very little communication in return & no concrete facts about the debt owing to me, despite clear specific queries. I was not advised that the tenant was in arrears for rent in the lead up to breaking the lease at any point. I received a red letter water bill as this bill was sent straight to the agent, I was not advised they had received this invoice. I was only advised after 2 emails seeking information, I would have assumed that a bill received by an agent would trigger a call if it wasn't going to be paid. This bill was not paid & ignored as a result of my account with them not having the credit to pay it-still no advice.I spent 5 months requesting a ledger that explained the dates, debt, rent owing, water bill breakdown & any other costs. In January (lease was broken beginning of August) I received a credit in my account without explanation & followed up to find out this was the bond.After some strongly worded emails pushing for answers, I was sent the ledgers & advised out of the blue I am owed another $1500+ in accrued debt plus the water bill. The bond did not cover this & Melissa told me to 'take *tenant* to small claims court of seek insurance' & 'I wish you the best of luck'.I could have triggered a claim in August, had it all settled in a matter of weeks, even return the bond to my tenant or had insurance work out what the bond would cover & what they would pay.Perhaps she is unaware that insurance only covers rent owing & as such when she didnt pay the water bill out of the tenants bond I have no way of reclaiming this loss. Helping your clients have the least loss of income possible would be my value & I appreciate this may not be within her knowledge but it is certainly a skill I will seek out in an agent in future.Melissa was unsympathetic, short in emails & has now not responded to me when I have requested her support with documents. As a result a month after I made my claim I am unable to clear my debt & put this behind me.Melissa was not proactive in supporting me, in assisting me to close off my business relationship with her nor did she appear to have any urgency on my behalf re: Bond, ledger/spreadsheet or water bill. She did not try to smooth any of my concern about money owing or help me to understand the process or give me anything concrete to be able to follow up myself.Returning a bond should not take 5 months, I appreciate the tenant may not have been forthcoming but his version is that he didn't hear from her either, there are alternate ways to access a bond over a dispute without the tenants confirmation-considering my tenant was suffering significant mental illness at the time & was his reason for breaking the lease I would have taken this responsibility from him anyway as a courtesy. Seeking a clear awareness of rent or debt owing shouldn't take 5 months.This is the first ever negative google review I have written & it comes from sending an email again last week & not even receiving a response from Melissa.After months of anxiety & stress & debt accrual as a result of more than $4000 owing me while interest rates went from 3%-5.5% & paying all property costs while it sat vacant across this time, you can imagine I have not written this lightly.
