Miranda has been our Property Manager since we bought our first investment property in April 2021. She has always showed the utmost of professionalism, efficiency and is very easy to contact when you need and always returns calls. It is great to have a Property Manager that doesn't work for a large real estate company who actually cares, listens and communicates with clients. We also purchased a second investment property which Miranda now manages as well.

Gobsmackingly unprofessional and it's not about you at all, its about her!I engaged Miranda to manage one of my properties on the Sunshine Coast which I purchased in 2021. The tenant had already lived there for 4 years and from my perspective, seemed ok. I always received the full rent on time albeit water usage bills would be paid late sometimes.Miranda strongly recommended at lease renewal that I give the tenant notice to vacate because she said the tenant always paid rent and water late. She would have to issue him with breach notices. Miranda said she could get me another tenant within a week at a much higher rent.Reluctantly, I agreed and accepted her advice. Two days after the tenant vacated, I went and looked at the property and it was very dirty. Clearly the tenant wasn't big on cleaning.Four weeks post vacate, Miranda had not found a new tenant and then suddenly decided she did not want to manage my property anymore so left me high and dry without a tenant and without management. She didn't even want to give me the required notice under the management agreement and ultimately frustrated the contract through non-performance of her obligations as the appointed manager.I've come across some pretty bad property managers in my time but this took the cake. I have never had a property manager leave me in the lurch like that and it goes to show that the Qld State government management agreement may as well be used as toilet paper.I realised later that this was entirely about Miranda having an easy life and not having to do breach notices all the time. So I would recommend if you want good, professional property management, give an exceptionally wide berth to About You Real Estate and go somewhere else because you can't have a property manager leave you in the lurch like that and if she has done it to me, there's every chance she will do it to you too!ADD: At no point PRIOR to signing the management agreement did you ever say you did not know that area or anything like that. You were happy to take on management of my property.I have to be guided by your advice. You are the supposed expert. You led me into a situation where in over 5 weeks I still have no tenant and rather than doubling down and using your so called expertise to find me a tenant, you lost your bottle and wanted to throw in the towel. And at no point did I ask you to do anything unprofessional, illegal or anything I wouldn't have asked any other property manager to do. It is also clear from the state the place was in when the tenant moved out that you did not use your regular inspections to actually ask him to clean or maintain the property properly as you noted yourself on the exit inspection that everything was dirty.The truth is your management of my property was lacking but what you did at the end was unforgiveable for a supposed professional investment portfolio manager". If that is how you manage investment portfolios

The property management sector doesn't have an overall great reputation, with many large agencies hiring young and inexperienced PMs. After my last two managers failed to perform their duties to even minimum standards, I was beginning to lose hope. However this soon changed after a little research and a few calls.Miranda stood out from the pack with her knowledge and responsiveness to both my emails and calls. Then I noticed all the positive feedback from other clients and began to feel a little more positive. A few weeks later after a difficult cut over from the previous agent and my property is back on track.I can't thank Miranda enough, her service has lifted a great weight off my shoulders and I know my tenant is being looked after. There is still work to be done however I'm much more confident moving forward.

Miranda always returns your phone calls and informs you of the stuff that is important she is great at being able to organise trade people to do emergency repairs and compares quotes. she has been looking after our house since 2019 and has done a wonderful job.
