Mel the Strata Manager for BCS Miranda is extremely knowledgeable and diligent in working with our owners corporation, her service and response time is impeccable. I highly recommend Mel and the team she leads at BCS Miranda.

Terrible service from the strata managers. Reception on other hand super lovley on the phone. They have to cop the brunt of the complaints because strata managers are unresponsive.Ive spoken to a few ladies there and they just speak over you. Never have the time of day to help, and treat you like you are beneath them. Wouldnt recommend. Ive delt with a few strata companies in my industry and these guys are by far the rudest. 0 stars

We’ve had a few starts managers in last few years but Bettina our current strata manager has been great since she came on to our account. Responsive, accomodating and has good connections for different trades people.

BCS is very efficient in providing support in critical and stressful situations and during complicated building projects that we have had ongoing at our complex. These projects have required a high level of intelligence and understanding of strata laws and various protocols and BCS and Melanie in particular has done this with ease and expertise.BCS is a trustworthy and reliable Strata Managing agent and has always demonstrated organisational skills and efficiency. BCS has always maintained the same high level of customer service despite any situation, especially during uncertain times when our community has endured natural disasters or pandemics such a COVID recently.

Poor service, negligent in responding to H&S repairs, and arrogant in dealing with some owners (especially those from diverse ethnic backgrounds like me). I had the worst experience dealing with them and it’s getting worse with time. They practice divide and conquer policy on owners so they can stay in business. They have favourites and operate in a weird way where they, for example, sub-contract some owners to do big repairs jobs, giving them advantage over others and presenting clear conflict of interest issues. There are real concerns on how they process meetings and not giving all owners equal access of information and equal treatment. This has been a tactic to prevent some owners from participating actively in meetings and preventing them from voting etc. There are concerns with regards to handling owners money In collaboration with owners committee of their choice (they block and practice politics to prevent other owners, especially if their first language isn’t English, from joining the committee). Poor allocation of funds. They are selective in terms of who to respond to. My urgent repairs haven’t been done for years that now I had to take them and owners corporation to Tribunal. It’s a headache dealing with them. I complained internally many times to no avail. Brooke and Mel poorly handled my concerns and complaints. They avoid responding and if they do, they’re rude and condescending with me and some other owners). They are also selective in sending information to owners; they exclude me and some owners in all their communications to owners. Many times, me and some owners ask if we got the same email or surveys they send, for example. Please think carefully before you engage them with any service.

Our Strata manager Melissa is fantastic. She is responsive, knowledgeable and prompt. She has been great to deal with.

I was terrified when I saw some of the poor reviews made on BCS which I find totally untrue and unfair. Having worked in real estate and now a committee member of a property, I have only positive exchanges with the team of professionals. From reading some of the poor reviews, I can only say that BCS's role as Strata Management have been misinterpreted by some. BCS is not responsible to work for individual owners who wanted services for their individual units/apartments. The owners are responsible for problems within their property. BCS only deals with issues in the common areas. We are on BCS Miranda's books and I can vouch that we have been getting correct advice base on legality of NSW Strata Management Law from Caitlin Butler, our Strata Manager, who is also 'on the ball' with following up on issues on our behalf.

Mel Harding and Caitlin Butler have both provided great service in managing our scheme.Mel Harding, our former strata manager, was fantastic at her job, and when she got promoted, we were fortunate enough to have Caitlin Butler take over. Both Mel and Caitlin are highly efficient in handling our scheme.Their communication is excellent, and they keep us informed of any issues, or developments related to our scheme. Both Mel and Caitlin are always available to answer our questions and their advice has been invaluable.I highly recommend BCS as a strata management company.

The best Strata managers I've ever had...ever! Mel Harding is a godsend, I don't know what we'd do or where we'd be without her.
