Your Local Strata

Have had a HOLE in my roof from prior to May 2021 with extensive rain entering the roof cavity and effecting the ceilng. Needless to say, safety issues with ceiling integrity, mould and electrical in the roof all pose a serious safety issue and extensive damage. Strata found it acceptable to take MONTHS to have the issue resolved initially, and then to find out it never was fixed correctly and leaking again.They then schedule an appointment in over two weeks time for the company to have a LOOK and inspect (not fix) and even a longer time before the issue is resolved.They put no clear priority or push to fix these issues and as a result you risk tenants leaving and further damage to structures.They don't care and they have no urgency even for safety issues.Sending an email to the building company with hardly any follow up seems to tick their box.ALSO, they have sent two emails requesting the OWNER to not get involved in the matter and leave it to them and the property manager. They seem to have forgetton that the owner directs the property manager in what decisions to make. Excluding the owner, how can you ever want this company.Update: Still not fixed, not even a quote submitted to strata. That is really ridiculous. The corridor alarm is start beeping from 10:30pm to 1:30am. No one can call for inspection to help or stop it ,however even we called a police to come and they ask we contact this strata. Can we getting a sleep plz? And trust me this is not a first time and not only happen a once.

Don’t cry because it happened, smile because it’s over.There’s almost identical reviews here so I won’t bore you with the detail. In March 2022 our apartment owners complained about broken windows requiring urgent replacement as we were heading into winter. Your Local Strata took 9 months and managed to produce just 1 quote in that time. After following up for months (and deciding to do their job and get quotes myself), they refused to acknowledge their incompetence and cited the companies they normally used were very busy. Again, in 9 months they produced 1 quote.They refused to cancel our contract when we requested it without charging us exit fees so we anxiously waited another 6 months (15 months after initially requesting those windows quotes) until we could finally switch to a competent strata company. 15 months later, we still only had the 1 quote and our apartment owners have had to go through 2 winters with broken windows.Unresponsive, unaccountable and lacking transparency. An insouciant culture of not caring for clients.

Falsely accuse me of parking in a common area at my building and threaten me with a fine. Well that's a one star rating for you

The team from Your Local Strata are great to deal with! Steve is great to talk to and always happy to provide advise regarding our property whenever I need it! They've also taken over commercial properties that were completely mismanaged by their previous strata guys for friends and put them back on the right track in no time!I'd definitely reccomened giving these guys a call when your ready to improve your strata situation!

Didn't return calls and reply to my emails.Had to chase them up to get answers. Minus a star.

Water main turned off without notice to residents. No apologies offered whatsoever and hostile on the phone. High strata rate for this kind of treatment. It's a joke!

Very slow to respond, if they respond at all, with various work orders outstanding. We understand that delay can be sometimes caused by tradespeople, but the issue is Your Local Strata very rarely care to follow up, and when we ask for an update, they have lost account of previous communications and they don't acknowledge that it's supposed to be their job to manage" such things.There were a couple of nice and attentive staff.Regards
