Buyer beware - the conveyancer I used spotted that work had been done without a permit, included its rectifying as a special clause in the contract of sale, and then just took my money and ran. And accidentally requested" too much $$ for the trust account and had to give me a refund of the overcharge. I had to follow up with real estate agent
