I am a business owner, homeowner and property investor; the so called “disruptive” mover (instarent), in what is mostly a poorly serviced agency market place, should work well - right ???I can talk to the points of my experience with with some level of experience, after all I am their target market - I could use this service in place of an agent as I have investment properties and I am a business owner who prefers to lease their commercial property. Therefore, I could potentially use this service at both ends of the transaction.Well, after my experience trying to organise a rental; the experience so far can be described as the worst personal and commercial experience I’ve ever had, in what should be straight forward positive experience.Let me add for the record straight up, this has been an absolutely pathetic experience at both ends of the transaction.There is no way I would recommend this service for the serious landlord or person/s and business looking for a rental or non agency solution.The serious landlord doesn’t have the time and the serious applicant can’t afford to be screwed around by amateurs.They service obviously provides poor advice to inexperienced landlords on many levels. One being the use of sensitive consumer information collected through the so called “application” process; without regard to the use of this personal information - this will be referred to the appropriate agency.And for the inexperienced landlord, who aim to avoid the small management fees agents charge and become totally absorbed in the process of leasing out their property, they forget something - they miss opportunity, due to their lack of experience in completing and analysing an applications detail and by the time they have tripped their way through and asked totally inappropriate questions, the applicant has moved on.For the landlord considering this service; whilst property managers (agents) have their challenges, don’t take on this role unless you are prepared to be professional, have the time and understand the responsibilities, when collecting and using an applicants personal information.For the prospective tenant, I’d suggest find an agency first and let them help you find the property. This way you can evaluate how professional and serious they are about their rental business.As a general rule good property managers generally attract good landlords (and tenants).My experience in trying this so called disruptive service was poor and motivated me enough to post on Google reviews.
