Navigating the terrain as first-time builders, we felt overwhelmed on many occasions – from looking at designs to choosing materials to submitting copious proposals for approval from the city council – but fortunately throughout the process, Joe and Baileys Living helped us to steer through the rapids guiding us every step of the way.Whilst the processes were challenging, they were able to explain and simplify them in layman’s terms so that we could understand better.Joe’s communication through email and/or phone calls is exemplary and his patience and focus to ensure he met all our expectations were clearly demonstrated every step of the way. Baileys Living built a bespoke home for me which I designed and completed it on time and within budget and to the highest of quality. Their skills, commitment and support through the entire process and in fixing up a small amount of defects after I moved in were outstanding (there were only a handful of minor defects that were attended to immediately). The construction process for my home encountered a number of global issues including fires over east, the first year of COVID and my own journey undertaking cancer treatment. Through all of these events, Baileys and in particular Joe and Pete were amazing both professionally and personally and in the process also looked after all of my neighbours who still now talk about how wonderful they were. Apart from all of this, one of the really important parts of Bailey’s methodology is they are very careful to ensure that they take on projects which they know they can service something that not all builders do. They are responsive and in attendance every step of the way and I couldn’t recommend them more highly.

We have just completed the design & drawings phase with Baileys Living & we have been so impressed with the personalised service we have received. We were looking for an architect and builder who could deliver our vision of a luxurious solar-passive, future-proofed, self-sufficient, low-maintenance 4-bed 4-bath family home featuring a clean, modern Japanese industrial aesthetic, plus a practical annexe which not only produces passive income but allows us to share our little inner-city sanctuary with travellers from everywhere. We were blessed to have Joe Chindarsi come on this journey with us and turn our brief into reality.Joe took the time to listen to our wants and sometimes unusual ideas and created plans which surpassed expectations. The result was a truly liveable entertainers’ home with magnificent attention to detail and practical touches. The investment in solar panels and storage battery and bore water for irrigation helps to reduce operating cost, while the orientation ensures the home is cool in summer but warm in winter. The open concept living-dining- kitchen space creates a focal point for the home, while extra tall sliding doors open to a landscaped private courtyard and generous lap pool. Somehow, Joe managed to squeeze all this plus a 2 bed 1 bath granny flat into a 722sqm block. We still don’t know how he did it but we’re not complaining!Baileys Living delivered the project in just 14 months in the midst of a pandemic under the supervision of a great site manager whose good humour and patience should be awarded. We are so proud to transform one of the greatest eyesores on our street into a one-of-a-kind statement home from one of Perth’s most awarded architects to East Victoria Park. After hearing so many terrible stories of residential builders in WA, we were very nervous about building a house, we also didn't want a house design that was just like any other house, we googled around until we found Baileys Living which seemed to place more emphasis on architectural design then other builders, after speaking with one of their sales consultants, he suggested we speak directly with Joe the director and architect, and throughout our entire process we dealt with Joe. Emails and phone calls were all responded to promptly and it felt like a partnership all the way through the build, he was invested in our house and would discuss the selection of colours and materials with us giving us his personal opinion or experience with our selection, providing as with valuable information along the way. We are happy with our uniquly designed home and and very glad we made the decision to build with Bailey living.
