- when a fridge had a issue (it has literally broken when I moved in), they asked me to take videos many times and they implied the issue has been occurring because of me. Even this case, they replied me once a three days. I needed to live without it for a month because of that.- the office never catch the phone call- even if they eventually catch a call, the speaking is too rude and sounds lazy- exit inspection is canceled without notification. If I didn’t call the rude office, I needed to wait for a whole day. And that means, they can make up the room conditions.

The rent is cheap, and most of the facilities such as bed, table and AC are included. Make sure to inspect the place yourself.You get what you paid for so dont expect anything more and are pretty much on your own for most things in Australia anyways.

Absolutely appalling service. The property manager “Varsha Jones”, is one of the most rude people we have come across. The lady lacks basic mannerisms and is employed as a property manager, only god knows how…This whole company lacks empathy for their clients and do not provide anything that they advertise. Avoid at all costs. Worst experience ever.

Do not choose SHA. I lived in their apartment for over 2 years and have been absolutely ripped off.- After 5 months of living there they tried to increase by rent by $20/week.- When I moved in the apartment it came with a second hand dirty mattress, which I obviously disposed off. When I moved out I was charged $280 to buy the landlord a brand new mattress - the new tenant didn't want a mattress so the money went straight to the landlord.- It took over 2 months for my bond money to be returned to me, I had to phone multiple times every week over 2 months to follow up and each time I called I was told the property manager wasn't available.- when I moved out I found a found a few potential tenants to replace my lease and they rejected them as they didn't have a student card, when I brought up the fact that Australian borders were closed to international students due to COVID-19 they said they did not care and I had to continue paying rent after moving out anyway.- The staff there provided a truly terrible service and never answered the phone whenever I would try to contact them.- They deducted $580 out of my bond in total to replace a dirty secondhand mattress, a small secondhand $20 IKEA unit and a basic secondhand TV remote.- Moving out of this apartment was a horrible experience and I feel they completely took advantage of me financially, not to mention not returning my bond for 2 months.Save yourself the distress and do not live in their apartments.

Staff are almost agressive towards their clientele. They wouldn't even loan out a garage clicker for use to help with moving in. Standard of the apartment upon moving in was clearly not properly cleaned.They refuse to give people a spare apartment key, even for emergencies. They say call a locksmith instead, if you get locked out outside of office hours. Ok, but what if my phone is out of battery, or I don't have my phone??They definitely take advantage of internationals students not being aware of their rights, in order to get away with the way they treat their tenants.

If I could give no star I would do so, as the staff over there are so unprofessional and misleading today I call there and a lady named ALEXIS told me that the property manager is leaving at 5:30 so call her at 5:00 and when I did so she told me ohh she already finished for the day. I told her but you told me 15 mins back she finished at 5:30 and she replied you been inappropriate as I spoke to her back.And my roof is leaking and i have been complaining for more than 8 months now they didn’t even bother about it and even I pay for CAR PARK where the gate is broken for 1 year now and they just want to take money but don’t want to fixed any thing.This is the worst placed to lived and all the staff are so rude.

I'd suggest staying as far away as possible from SHA. They only want to make money and do not care one bit about tenants.The property managers ignore any emails related to maintenance requests. You won't get your full bond back even though you may be entitled to it.You may need to report them to Consumer Affairs Victoria / take them to the Victorian Civil and Administrative Tribunal otherwise they will not act in your best interests.

Never moving into student housing Australia properties again. I moved out about a week ago and still have not heard back from them about my bond. I am still trying to follow it up through phone and email and they keep saying the property manager is out of the office or not available. Student housing Australia, do better.

Do not get involved with these people at all! If I could give no stars I would. On the day I was suppose to move in I was told I could not pick up the keys because apparently they had not gotten the first months rent from me yet, this was not true as I had multiple receipts as well as bank statements sent to them 6 days prior to prove it had been paid. So I was stuck with no where to go with all my things packed and put away only to be told I could not pick up the keys until they had seen the funds. Which was absolutely poor communication from them to begin with. Also finding out the very next day that “the door handle had been broken” with no explanation on how it had happened, which lead me to believe this was the issue to begin with that they were trying to cover up. This was suspicious in itself as the entire door handle had been ripped apart and destroyed, and was told it would take another week or 2 before I would be able to move in. I decided to end the lease with these guys before I had even moved in, as I could tell this would be a continuous thing to an already horrendous start. I avoided these guys luckily at the start and advise you to do the same by all means! These guys are horrible at what they do and seem to have no care for future as well as current tenants from the other reviews I’ve read. Each time I called one of their housing offices it seemed as if the staff did not care much for what you had to say, as if you were being a bother for wanting to ask questions and get clarification.

My partner stayed in a SHA managed appartment - it leaked and took several months of complaints to even acknowledge the issue leaving the place and clothes damp and mouldy; the carpet was infested with carpet beetle; they offered rent discount in the end but upon vacating didn’t discount the last month saying the money was somehow ‘lost’ to do the refund; the bond took 2 months to be returned. Overall property in a poor condition and poorly cleaned and maintained. Generally unfriendly and unhelpful especially when things go wrong. But very quick to demand money. Best to avoid them and the price is poor value for money
