Most paddocks decent in terms of safety with electric fences (shared paddocks better than individual paddocks), smaller private paddocks too small, and some only have electric tape preventing the horse from getting out.Ringlock fencing on some private paddocks (dangerous for horses if they get their hooves caught) are a remnant from when it was an ostrich farm. Lockable tack sheds attached to the shelter for most paddocks which is a positive.You will need to supply additional feed and hay in all paddocks including the shared ones and owner requires you to purchase hay from him at his prices (which have a markup) and won't allow external hay.Paddocks are split in two, for rotation, however are smaller each side as a result.Lunge yard very good surface fibre/sand.Arena needs to be completely replaced as it is too deep in spots and base fabric was coming to the surface in places. Until it is completely replaced I would not recommend riding on it as it could potentially cause injuries (at least one rider has been injured on that arena due to deep spots causing horse to trip and fall on rider). Owner has said for over 8 years that he's building a new arena and hasn't done so so don't hold your breath. If he does build another arena and/or completely replace this one, then it will hopefully be better.Trails nice but rocky so really only good for walking. Some extra paddocks used for sheep are open when not being used which are good for a canter if you know where the rocks are.Jumps area a bit rocky in places but okay.Undercover and outside hot and cold wash and power at the stables.Only instructors that meet owner's requirements for insurance and qualifications allowed on premises (and not allowed at all during entirety of COVID-19 pandemic). Owner's daughter (who is an instructor) is preferred.Owner is difficult to deal with with a very opinionated personality. He will require you to pay a bond (fair enough) and will then charge you for normal wear and tear on items that he should not charge you for (ie. post caps on the star pickets that deteriorate with time in any event, fixing up water troughs when damage not caused by horses or you in any way) and take anything he deems he can from your bond at the end of your stay. He will also charge you to fix damage your horse causes (ie. if fencing needs to be restrung).Owner will charge you for everything extra in terms of care, nothing is included in the base price and he charges extra for services to the shared paddocks as he wants those paddocks to be fully DIY. This needs to be factored into pricing when comparing other agistment places. If in private paddocks he will require you to pick up your horse's poo on an almost daily basis (once a week not sufficient). Shared paddocks are harrowed.Do not recommend unless you can handle difficult personalities and won't speak up if you think something is wrong. And even if you can handle difficult personalities it may still not work out. We were there 8 years, paid on time, took care of the place, and he decided one day that that was it and we were kicked out due to negativity" (querying something to do with owner's COVID-19 related rules)."
