Highly do not recommend this place. False advertisement and not worth the price!! Extremely heavy delays to release land compared to other developers. On top of that, one of the staff from higher management was very rude and disrespectful! That one star I would give for the sales consultant, the only person that was very professional, respectful and understanding.

Purchased a block of land late last year and it’s just about to settle in a few weeks. Boran Rusinovic at the land sales office has been the absolute best person to deal with. His honest, efficient and definitely reliable. I’ve had nothing bad a fantastic experience with Boran so far and would highly recommend anyone who is looking at building a new home to get in contact with him. Looking forward to the building stage….

Please do yourself a favour and stay away from this developer/estate! Land release delayed by more than a year! so many lame excuses, extremely poor communication and customers not valued. Meanwhile other developers are releaseing land in the middle of nowhere as promised, absolute shame that modeina/dennis family corp can't do any justice to this established beautiful location.

Lived in Burnside for 10 years, Modeina for 3 years. Lovely place. Great place to raise a family. Close to city and all amenities. Safe , friendly environment. Mix of cultures, not a stereotypical suburb . Just waiting for the shopping centre to grow and offer Picture theatre, IKEA , KMART etc and the suburb will become premium. Just 22 kms from the City. A real diamond in the rough !

Great place & locality. Definitely a place for a dream home. I will definitely give 5 stars for this.But I can't understand on what basis the prices are set. What is so premium about it? Below is the breakdown of the price list of a 448sqm lot in different stages released in a span of just 1month(no special conditions like CNR lot, creek side.. etc etc). The tricky part is all three stages are in same street that has roughly 16-20 lots on either side.24Apr2021 - $470K (title on 3Q 2022)11May2021 - $480K (title on 3Q 2022)31May2021 - $485K (title on 2Q 2022)

We recently purchased a land in modenia estate. Really happy with the estate and purchase process. Our experience was wonderful with Boran Rusinovic at the sales office as the process was seamless. He was soo approacable, answer all questions without any hesitation and very transparent on each steps, he is well efficient on his role. I would highly recommend him to my friends and anyone who is looking a land in this area. We are excited for the next stages like settlement and house construction.

Developer & Estate lack communication, especially when it is not in their best interests!! Poor regards for customers and certainly experiencing difficulties getting in contact over issues of the house in the long run (coming from personal experience). Otherwise, very lovely area with great neighbourhood.
